This was the worst experience I have ever had with a company.  Total rip off!! I visited their Brookhaven, MS lot to look at their used mobile homes.  Once there the salesman said they had a special on some new trailer that were a year old.  I was told all I needed was a job and a downpayment.  The salesman showed me the home and convienced me that a used mobile home was sensless.  I of course liked the home, the salesman asked if I could pay $4,000 down.  I agreed and was told I needed a copy of my check stub and a utility bill. 

The application was completed and I left the downpayment pending approval.  Two days later I received a call that the application was approved.  Once the home was delivered I noticed that the walls had cracks in several rooms and the truck driver that delivered it said the trailer would not go straight on the hwy when pulling it.  Further, the driver believed the axel was bent and the home had been in an accident.  I called the lot back and was told none of that was wrong when the home left the lot.  They were suppose to send someone to look at it but never did.  It took a month to have the steps and screen door delivered.

From the time that the mobile home was setup I started receiving calls.  If the payment was not received on the due date the company would call 12 times a day.  Once you call them you are asked a million questions, both private and personal.  Then you are transferred to the 1st persons supervisor.  The supervisor goes through the same questions.  They are not limited to what they ask you.  For example, what happen to your pay check, why didn't you pay your house note first, you apparently don't want the home.  The tone and choice of words these people use is unbelievable.  After dealing with them  over a year I couldn't take it any more.  I would scream and yell and remind them that I'm an adult and deserve respect.

Finally I was offered a cash for key deal in May 2018.  I signed and faxed back the letter agreeing to accept $2,000 to voluntarily abandon the home.  I left the home June 11th.  The home was inspected by 21st Mortgage field inspector on June 24 and moved the next week.  As of today I have not received my check.  I was looking for their website and noticed the blog and decided to support every negative claim filed on this company.  They are rude, heartless, prejudice, selfish, and belittliting.  Not to mention that they are a rip off.

Robert,

Apparently you have nothing at all to do with your time except sift through this "public" site for any post that you can analyze.  Lets be clear on one thing, I never stated that I was facing foreclosure, nor how many payments I was behind.  21st calls all day, 24/7 if you are 1 day late.  You on the other hand are using your so called knowledge to read between the lines.  Wait, or do you really work for 21st Mortgage? I could swear you do because, you are as intimidating as they are and I get the same vibes from you.

I posted to this site because I experienced much of the same unprofessional, demanding tactics from 21st Mortgage as all the others posting on this site.  I did not say anything that wasn't true about the way I was treated.  For you to insinuate that I used the fact that I didn't pay because of the way I was treated is "typical" of someone of your charcter. 

There's always two sides to a story.  Have you researched 21st Mortgage business practices, etc.?  Or the various laws on collection attempts and whats legal?  I choose to end my relationship with 21st just as I choose to do business with them.  I refuse to be treated without common respect.  Again, there's no reason for that company to treat it's customers as they do.  However, I am relieved to know that I am not the only one they mentally abused.  But, I'm done with them and relieved.

What gives you the right to hint that I'm a "deadbeat".  What is a "deadbeat"? I could say that comments such as yours sounds like an egotistical individual or an employee pretending to be someone else.  I want to leave a couple things for you to keep in mind when you compose your next rebuttal. 

1.  What qualifies you to interpret others words

2.  Until you walk in my shoes and others who have or dealing with this twisted company, choose your words and thoughts carefully. 

3.  Get a life, your time could be spent doing other things--unless you work for them and it's your job to defend them

4.  Finally, I have a life and I choose not to communicate with 21st Mortgage or any individual such as you

This is a PUBLIC web site and as such the public is going to respond, and while this may be a shock they are not always going to agree with you. One common thing on this site is that when someone can't really say anything to defend what they have said they go to the typical "You must work for them". Well contrary to your belief sorry I do not now or have I ever worked for any mortgage or finance company.

But based on your response I hit the nail on the head. You were in fact facing forclosure and had a history of delinquency/default, and not just 1 day late as you tried to pull off.  You used several "figures of speech" so we have to figure that your statement that they called you 12 then 50 times a day was a bit of an exaggeration. Of course you will probably follow this up with them calling you 100 times a day.

They were attempting to collect a debt, as such the typical "Deadbeats" claim that you were being harassed is just a diversion. If you really think they were doing something illegal you would use the legal system to go after them. As for the "threats", if they included things such as you need to make your payments or they will foreclose, you could be sued, you will be reported late aren't threats..they are facts.

Although I do want to give you credit for probably one of the most creative(but totally false) reasons I have seen for not making your payment. 

Many times I did not want to pay them because of their unethical behavior.

Really, so you are coming to a public web site and telling everyone that you really did have the money to make your payments. But because of their attitude you figure that you would penalize them by just not paying them. Yea and if anyone believes that I have a nice bridge in San Francisco for sale.

Robert, thank you for your opinion.  First question, do you work for 21st Mortgage? Your tone mimic theirs.  Second, if you are not fully knowledgable of the entire situation I would not point fingers.  Third, I appreciate you weighing in on who's responsible for the damages to the mobile home.  Yes, I take responsibility for not examining the home before and when delivered.  However in a business relationship one would not expect to be a victim of a companies greed.  In the same way, if 21st was one of the top 10 lending companies that valued their customers, they would not finance for fly by night dealers.  If 21st Mortgage did their review of one's credit application they would not approve many of them; unless of course they know the end results and who profits. 

Finally, nothing gives a company or individual the right to speak to another in any manner.  There are laws which govern harrasment and threats.  Receiving a call the next day was simply a figure of speech.  The fact is that 21st Mortgage will call 50 times a day if you are late 1 day.  They are not professional when they call and I am convienced that they use these tactics to force you out.  Many times I did not want to pay them because of their unethical behavior.  

For the record and not because I owe you an explanation; I received the cash for key letter on May 27, 2018 after  a so called supervisor basically said I needed to surrender the home or get them their money in 24 hour.  Not to mention that he wanted me to update him in 12 hours on my progress in making 2 payments.  As I stated, I stopped him immediately from raising his voice and using the negative tone he was using.  I explained that I had given him the date that I would bring the payments current.  Further, I stated that I was done being called 50 times a day and spoken to in any manner.  I asked that he or anyone call me again and if he did not have the payments on the date I agreed, do what they needed to do.  I also shared that my in discussion with my boss about them I was told that his mortgage of 400,000 has been 3 to 4 payments on 2 occasions and he has never received back to back intimidating calls from his mortgage company.

I actually moved out on June 10th.  21st Mortgage offered to cease calling, reporting to the credit bureau, and forgive the balance due if I accepted a payment for cash.  Although after I signed the letter agreeing I was contacted and told I needed to submit a copy of my drivers license and W9 for their records.  I asked why were they requesting a W9.  Of course I was told it was company procedure when a home was surrendered.  Mind you, I know that the W9 will be filed with IRS and I will pay taxes next year on their loss.  I stumbled up on this blog last night and yes, if I had seen it prior to signing and agreeing to do business with them, I certainly would not have done so.  The number of bloggers complaining about the same treatment is not fake.

As I stated, thank you for your opinion but if you are not a customer of 21st Mortgage that has or is experiencing their unethical treatment, please do not respond to my post.  I am a human and I deserve to be treated in that manner.  21st Mortgage should be more careful in approving loans if they have to harrase the majority of their customers.  Moreover, know who they are working with unless this is a norm for them.

The Mortgage Company has nothing to do with the quality of the Mobile Home, they provided the funds allowing you to purchase the house. It doesn't matter if the home is in perfect condition, had some issues, or was sucked into another dimmension.  You still must pay the mortgage.   If there was damage or issues with the home, that is something you needed to take up with the company that manufactured it.

As for the late payments, the simplest way to avoid the calls is to pay your mortgage ON-TIME as you had made an agreement to do.   However even with that, I doubt that these calls started the day after the due date.  As very often a company will offer a person a buy-out if they just voulntarily leave when they are either on the verge of foreclosure or in foreclosure. They do this because this is a way for them to save time and money instead of having you fight it.   This would mean that you are not just a day or two late. You are probably habittally late and probably at least 30-60 days in default.

After dealing with them over a year I couldn't take it any more. I would scream and yell and remind them that I'm an adult and deserve respect.
- As an adult you should know that you don't DESERVE anything you must earn it. The way to earn their respect is to meet your legal obligation and pay your mortage note when it was due. Yelling and Screaming turns you into a toddler throwing a temper tantrum who needs to be treated as such.

The home was inspected by 21st Mortgage field inspector on June 24 and moved the next week
- So you moved on July 1st, and not even a 5 business days later you file a RipOff reporting wondering where your money is. So when you got the letter how long did it say it would be after move out that you would receive the check?
