we have been involved with jim walter for 5 years now. their work was very shotting and the people they hire to build there homes. well i dont know exactly were the find these people. when are house was being built the electricians use the restroom on our walls.

we informed "RandY" and all they did was to use disinfect. they did not changes the walls only put some kind of chemical to clean it up. how nasty is that. now after all this time they find any little reason to try to foreclose. they call us all the time. they visit our home and try to threaten us that we will have to move. they tell us that we are behind on payments. we send the payments but we still end up behind. we also gave up our land to be what we considered our dream house. just to have it in reality our nightmare. please help to see what we can do.

I purchased my defectively built home in Aug 92, it was completed at the end of Jan 93, all the while it was being built we had to stay on them to be there each day, and also some of their practices and materials that were put into building our home were shoddy and defective. For instance, the wood they used for the banister was not treated wood, so had to threaten JW with an attorney to redo it with treated, during the time our home was being built they put in the plywood flooring before they had dried the home in, so the flooring was rained on, and NO, they would not replace it, and now I have already changed out one room twice, and now the whole home is needing new flooring. The storm windows are defective, and no they would NOT send anyone out to replace them, told us they would send them and we could pay to have someone put them in, next is the pier and beam foundation work they installed has given us trouble from 3 months after moving in home!! YES, they sent someone out, but guess what? Naturally we were the blame for our soil not being right, which I thought it was the builder's responsibility, and later found out that it indeed was their responsibility, but you guessed it, JW never releveled our home, so now we have had up to cracks two inches where the walls meet the ceiling. Also, half of the time the doors do not seal, as a matter of fact we couldn't even lock the doors due to it, and the back door rain would pour in, we called JW, and nothing was ever done, so we ended up putting a storm door to keep water from pouring in. If you look at certain walls you can see the 2x4's bowing out, and also the sheetrock on the ceiling is wavy and there are nails that have backed out of the boards in the ceiling and now are popping through the cheesy looking popcorn texture, and by the way, they are rusty, so no galvanized nails were used. Plumbing in two bathrooms and under kitchen sink has to be changed out, I could go on and on about the materials and the shoddy craftsmanship used when and while building our home!

Now, getting on the subject on foreclosure, my husband works construction, so there would be periods where work would get slack so we may have to pay 5-10 days late, but would call JW to inform them, yet we would have jackasses calling from the I-45 office, then from Fla, and were down right rude threatening foreclosure, but mind you this harassment didn't get bad until the last year the loan was to be paid in full . The last payment was late 5 days, and again I had some rude jackass threatening me telling me they would hold my payment, so finally I told him his tactics would not work with me, if need be I would retain an attorney and get JW for harassment and mental anguish. So, I finally called Fla offices and told them that I was trying to make the LAST PAYMENT, BUT their representative at the I-45 north office was threatening to HOLD MY LAST PAYMENT, and if need be I would contact my attorney and allow him to handle matters, so they allowed the payment to go through. It took months before I got the lien release, and now have been told by a person who also has a JW home to contact my local tax office to ensure that the their are no liens on the property. My ADVICE TO ANYONE OUT THERE WHO IS CONSIDERING BUYING A JW HOME, DON'T DO IT, LOOK AROUND THERE ARE SO MANY BETTER DEALS ON REAL ESTATE, AND YOU CAN GET A REAL HOME, NOT ONE THAT IS BUILT WITH DEFECTIVE MATERIALS AND SHODDY CRAFTSMANSHIP! IF I WOULD HAVE HAD A PC BACK IN 92 AND READ ABOUT JWH, BELIEVE ME I WOULD HAVE NEVER PURCHASED ONE! A Mobile home has better quality than a JW Home! It is like pulling teeth to make them do any of the warranty work, and when they do, it is shoddy! After reading how many complaints there are out there on JW, I am considering retaining an attorney to force JW to make my issues right with my home, something the CROOKS should have done from the beginning!

Please feel free to call my attorney Mr Hector Gonzalez and he can help you in Texas he has been doing battle with these people for many years because of the crappy homes that jw builds and do not pay attention to the people on here who have rude things to say to you and they are probably emplyees that jw has put on here to try to make people look bad we did not chose jw because of bad credit we picked them because they were local and only one of 2 companies near here but it would not matter who built it if it is a bad house it is a bad house and you have rights too Hector Gonzalez is in Alice Texas and in the phone book 361-668-0325 dont let anyone tell you that it is your fault that you got a crappy house people like that have to work for jw or just dont know how to be nice

I hope you realize that JWHG will not flip your house as you may see on HGTV. They will clean up whatever mess you have made in the house, list it for very little over what you owe, and then do their best to get out from underneath your house without losing more money. I am not being insulting, but I am assured by your description of your 'misfortune' that you are probably a high risk customer.

If you were paying my loan back at 11% over the next 25 years, would it not make sense to keep you on the loan at that high rate? I am willing to bet that you bragged on the company when they got you approved, and then after the payments started to come due did you then get disappointed.

I am certain you have misfortune because of decisions you made, you just don't wake up with bad credit. Also, did they force you to sign for the house at tender? I am amazed that you publicly stated that you signed for a house that had human urine on the walls. I assure you those walls would've been replaced had it been my house. You were the BUYER, which means you held all the power during the building process. Do not blame the company for work you agreed was satisfactory. Had you not agreed, then you would have never been given the keys and payments would had never been generated.

I am not an employee of the company, nor do I have any stake in the company. I purchased and had JW homes build a house on my lot in 2000. They did a great job and I can say nothing about them that would be bad. If they are threatening forclosure, then they can only do so if they have legal documentation to do so, i.e. non payment or late payment.

My advice to you would be to keep a copy of all payments made with receipts or cancelled checks from the bank showing that they were paid. If you don't have this then you need to start doing it. If you don't make your payment, then they have every right to take the property. Even if it is only 30 days late in some cases.

to the jim walter employee, we work very hard for what we have and take nothing for granted , you say what you do about the company you work for because it brings food to your table. but when you live in our shoes, than you will know the truth to your company. the only thing your company looks out for is it self while it gets rich off of hard working people and their misfortune. no one gives you anything for free. so eat while you can.

Jim Walter Homes Reality of doing business

Jim Walter Homes has been in business for 60 years and has built over Three Hundred and Fifty Thousand {350,000 homes}. currently JWH's has over 80 offices in 17 states so the chance that someone will have an issue is increased just for that reason alone { size of the company}.however that is no excuse for the issues addressed on this web site .

It is true that Jim Walter Homes employee's subcontractors and they have a construction manager that is responsible for quality of construction however all houses have to pass code requirements so that means Jim Walters builds there homes to code or they would not be in buisness for 60 years . now if you will notice most of these complaints are from just a few states mostly Texas , Florida, Georgia, Alabama, Virginia, so that tells me that as a whole Jim Walter Homes is not a bad company but they do have areas of concern so let's be realistic there are currently 107 complaints on this web site however that is far less than 1 percent of the total number of homes sold 350,000 so even if you triple the number of complaints it would still be less than 1 percent that means that Jim Walter Homes has a 99% satisfaction rate also if you notice there are a number of these complaits that are from people that are in forclosure or in default so how honest are they being ? what better reason not to pay for your house than to say something is wrong with it .

Don't let someone elses opinion stop you from acheaving your dream of home ownership for some people Jim Walter Homes may be there only option so my advice would be to research the office you are doing business with and see if you can find any complaints with there customers ask the sales person for 5 names of customers that you can call see if they are happy with there homes and good luck to all .
