A little about me. I'm a single mom and a small real estate Investor.  I flip 2-3 homes per year To support my family. I was referred to Patch of land by a friend and i started working on a Closing with Patch of land. I met all the financial and credit requirements. The property also met the LTV requirements. I paid all the fees associated with my loan and the Friday of my closing my broker disappeared, Patch of land stop answering emails and phones. 

I gave them the benefit of the doubt. I thought things will change once COVID was over. I WAS WRONG. Each time I spoke to a broker they raised the LTV. Once I met the LTV they raised it again and again.

Due to their practice I lost the property. I lost the money and I most importantly lost my time. My spirit is broken and I don't know if I can move forward. My previous broker shared with me that I was not the only one. THIS IS THEIR PRACTICE.

As a small business owner, these types of predatory lending shouldn’t exist in times like today.
