Primarily I am concerned that I signed a purchase contract for no reason. Secondly, this woman's customer service is poor. She should not be a realtor because 1) the way she handled the situation and 2) the lack of respect she has for the owner's home. I met Holly Wasinski at xx Rita Street Dayton OH 45405 and discussed a rent to own type situation, where my significant other and I could build our credit for 6 months and then we would be able to qualify for our first home loan. We are young (in our 20s) and do not have a lot of knowledge about how this whole thing works. So for a week Holly and I discussed the terms of the purchase contract leading me to believe we would move into the home with a $600 deposit and a $600 monthly rent payment on Sept 1st 2017. She gave us the code to the lock box on the house and we spent hours mopping the walls and floors twice over, scrubbing countertops, vacuuming cobwebs, cleaning the oven and the moldy fridge, etc. We were at her home at xx Helke Rd Vandalia OH late the evening of August 31st signing the purchase contract. She gave us the go ahead to remove her sign from the yard and to move a few things in after we spent 4 hrs with her that night.

On the following morning I went to my 39 week prenatal appointment and was getting ready to head to college afterward when I had a moment to check my cell phone and saw that this woman had said she was calling the police if we didn't get our things out in 20 min and that she would charge us with trespassing. As I was shocked and upset (thinking we had finally had our first home) I called her immediately for some clarity. She then yelled at me and said I had "bad behavior" and "you can have that baby in jail." She hung up the phone. I was stunned and gasping for air with tears running down my face. I called my professor to let her know I would not make it to class. My professor had everyone pack up and come help us move. (Amazing support system. Go Brightwood!) Shortly after we got everything the police arrived.

So the police arrived and everything was fine. They were very nice. They stated we didn't need to stay to speak with Holly because the issue was resolved. We left distraught and heartbroken that we still didn't have a home for our family of (soon to be) 4 people. We checked our phones once again and had several messages from Holly stating we stole items from the home and that we had damaged the property. I have all of her voicemails and texts saved to my phone and I do plan to go forward with this. It's unfortunate that Irongate Realtors have someone working for them that can be so cruel to another human being, especially someone who was only 5 days away from their due date. I don't expect that Irongate will do anything about this but I will feel free to share my story through social media and leave this woman bad reviews. Thank you for your time.

 There are several problems with Wasinski's rebuttal. She is a liar and it's very sad to see what money can do to people. I don't believe that she was always this way, but it's very apparent her bank account has gotten the best of her consciousness. She should not be working with people/the public. I am simply posting to clear up some misconception she has laid out. I have never been involved in criminal activity my entire life. I am a role model for my peers as well as a great mother to my children. So first off, Holly had the purchase contract typed and was in a rush to get us in the house before the first of the month. Which if you look at my documents you can tell these were her intentions because she had texted me that she had informed the masonry guy that we would be living in the house. I was hesitant to sign a contract so quickly so of course my significant other and I read it over carefully. After everything was explained the ONLY change that was made to the purchase contract was inspections would be done within 90 days. Holly was trying to give us 0 days for inspections which is unreasonable because any time you get an FHA loan you have to have inspections or you disqualify for an FHA loan. So let it be known Holly was trying to be sneaky. Do your research before you make any deals with her because she is all about the money and not about your best interest! She gave us the go ahead to move in and we had stayed the night there. She came by in the morning while I had my 40 week prenatal visit at the doctor and she put the sign back in the front yard. Of course my SO and I were confused by this since we had signed this purchase contract and she told us it was okay to move in, letting us have the key! (Something a realtor should NEVER do if there was no legal agreement to move in right? Scary. Home owners, don't use Holly Wasinski to sell your home. Anything could have happened to this poor man's home who lives in California but she is very lucky that we are good people. So secondly, I immediately call Holly to find out what the deal is and this is when she begins yelling at me that I'm going to jail and I'm going to birth my son in jail, etc. Things one human being should never say to another, especially someone who is pregnant. Luckily Jay and I had not forked out any money to this pyschopath yet and we were able to leave the property with what we came with. The police arrived as we were leaving and I stayed to speak with them. The police officer obviously scoffed at the idea that this woman said she would file trespassing against us because she simply can't. She's the realtor. Realtors sell homes. If someone hasn't signed legal documents to purchase the home, you don't give them the key. The police officer thought it was funny and I even let him listen to Holly Wasinski's voicemails where she was yelling (which I still have) and he laughed at this nut case. This poor owner of 205 Rita is going to get his home destroyed if left in the hands of Holly Wasinski. She is very irresponsible and should not be trusted with other's property. I am shocked such an irresposible person works for Irongate. Just terrible. Thirdly, I have learned from this and will have my guard kept up from the crazies out there. The only misunderstanding on my part was that I didn't know that if the home owner had not signed the contract yet, that we couldn't move in. I thought that once my signature was on a contract that it was our house. But also, Holly Wasinski made a BIG mistake because she led us to believe this. We are young and trying to find a home for our babies. I never expected to go through all of that. It put a huge damper on the process and I can confidently say I will never (neither will my friends or family) ever go through Irongate Realtors again because of this dreadful woman. I respectfully do not wish her or her family the best. Karma is a b***h so good luck with all that.

Unfortunately, Victoria Stapleton was in a desperate housing situation and engaged in criminal behavior as she knowingly put her small baby in harms way. Victoria Stapleton did write a purchase contract to the seller of 205 Rita Ave. It was declined and with no legal agreement at all she and her 28 year old significant other moved thier 18 month old baby into 205 Rita, without an agreed upon lease or purchase contract. On August 30th she did have permission to vacuum the freshley painted property, it was clean but dusty and vacant. The next day on August 31 she wrote a purchase contract. Unfortunately it was not accepted by the seller. I apoligized that due to to the $3K change she had made from the original verberal agreement the seller had declined the offer and was not interested in a counter offer and would move on. I conveyed this information in a text message and explained i would go to 205 Rita the next morning, September 1, to pick up my shop vac I had loand Victoria and Jay to vacuum the property. I was suprised she did not respond to the message. Never did Victoria and her significant other have permission to move into the property without a contract and security deposit. 

When I arrive at 205 Rita,  9 am Friday morning, September 1, 2017 I  found she and Jay had moved in without a lease agreement, accepted purchase contract, deposit or 1st months rent paid. The utilities were still in the seller's name. In the sellers best interest I immediately called the police to have them removed. The For Sale sign still in the front yard. Because she and I talked did nt give her move in rights to move into the property. I believe Victoria was aware her behavior was not acceptable. I believe she had mistaken my kindness for free rent and utilities. I wish she and her family well, I hope they found a nice place to live. I have helped hundreds of clients in my 15 year Real Estate career closing over 600 properties. Victoria Stapleton was one of the very few that did not work out.
