Joe Picciurro Associated Home Inspectors Inc. RUN from this inspector - INCOMPETENCE at its finest Macomb Michigan

This inspector has a ZERO star rating. He inspected a home, albeit with some MINOR needed repairs as if it was a new construction with plenty of issues. The home was a Royal Oak bungalow built in the 1950's. We are trying to sell this home and the buyers found him probably because he was cheap ($250).

His list of incompetence in his acutal knowledge of home construction starts here: He stated there was galvanized plumbing when you could surely see the bronze/copper look of copper plumbing. He said there was white mold in a basement closet. The home NEVER FLOODED and if he actually investigated the white substance he would have seen it was a scented powder that the prior renters used around their cat's litter box which was in that closet and was NOT mold at all.

He said all the electrical outlets were reverse polarity. In the 15 + years of owning the home and the past 4 years of it being a rental there was not one issue or complaint by the renters of any such thing.

He stated the windows were painted shut and could not be opened. IF he would have used his eyes he would have seen that ALL the window in the home have SECURITY PINS in place and the window will not budge when the pin is in place. More inaccurate and incompetent lies by this inspector. 

The basement floor is concrete with a red vinyl tile covering it. nothing more, nothing less and he has the audacity to state: and I quote "material similar to the 9x9 floor tiles has been known to contain asbestos. Asbestos was commonly used in older floor tiles. Determining the presence of asbestos can only be performed by laboratory testing and is beyond the scope of this inspection." Mr. Inspector how do you know I did not lay that tile 6 years ago?

How can you make a blanket statement as this which will drive any potential buyers away WITHOUT having the actual physical evidence that the tiles do in fact contain asbestos. If this inspector inspects your home for sale reject him and get another because no buyer will ever consider your home with his lying blanket statements of OPINION without hard facts.

When a buyer is securing an inspection on your home, INSURE you put into the real estate contract you want to know the name of the inspector and his qualifications. If it is this incompetent fool reject him and ask for another inspector. He should lose his license for incompetency and I will make all efforts for that to occur.
