Contracted with Kathleen Wallace to conduct appraisal.  When she arrived on property, she did not come to the front door and introduce herself.  She also brought someone she was apparently training on the property with her without inquiring first if this would be OK.  When confronted on the property she acted incensed that she was being confronted.

Her appraisal contained factual inaccuracies.  When confronted with the inaccuracies she refused to correct them.  This made her product worthless.

In addition, two subsequent apporaisals obtained on the same property were $40K and 60K higher respectively than hers so characterizing her as not terribly accurate would probably be fair.

Value can be a matter of opinion but facts are facts and refusing to correct a report that is factually in error is a sign of lack of professionalism or laziness or both.
