My story is much the same as the rest. One Step moved a family into my house without notifying me. How did I find out? I went home to check on my house and was greeted at my front door by a large dog and a young lady smoking a cigarette. I had specified no large pets and non-smokers on my contract by the way. I contacted Mike Early and he had no explanation for not notifying me, but wasn't great that we now had somebody in the house?

Their monthly rent was also $100 less than the minimum I specified.
One Step supposedly took a deposit, I never saw that.After two months the tenant was 1 month behind, this increased to 2 months behind after six months, he is now 3 months behind 12 months later.

I had to pay for "carpet cleaning", which I saw no physical evidence of, and they offered to have the tenant paint the interior for $900.00. When I saw the job he did I nearly started crying. He painted the kids room bright pink and the rest of the house looked like the paint had been thrown on the walls by a retarded monkey.

When I threatened legal action and a report to the BBB I was contacted on a conference call with Mike Anderson and their lawyer. Mike Anderson told me that reporting them to the BBB wouldn't do any good because they don't sell anything. Then why are they a member? When I told them I wanted to end the contract the lawyer said that I would probably have to pay them penalties.

Cori Guyer is another piece of work, during the several phone conversations I had with her, she mocked me and swore at me.

I hope there aren't more innocent victims of this ill-begotten enterprise.

Landlord-Tenant Laws and Protection

It sounds to me like One Step Realty is actually following Michigan state law regarding your tenants. As frustrating as it is with non-paying tenants, you cannot just throw them out. There is a whole process:

1. They have to be served a Demand for Possession Non-Payment of Rent. This gives the tenants seven business days to pay the rent. Remember, this is almost two weeks.

2. If they don't pay in those seven business days, then you have to file a Compaint with the court, and serve the tenants papers. It will be ten days to two weeks before you get a court date.

3. After that, you are at the mercy of the court, which may give the tenants more time to pay, or if they default, give you a judgment. If the judge rules in your favor and gives you a Writ of Restitution, the tenants still have ten days to appeal.

As you can see, it is a lengthy process, and there are fees involved with all of the paperwork filing - you'll need an attorney to prepare all of the paperwork, and show up at the court. I haven't found a property management company that will pay those fees for you. It's part of the cost of being a landlord.

I have tenants, and I know how frustrating it can be at times, especially when the tenants are not paying, and you have to pay money to get them out.

After I demanded that this tenant's lease be severed, I was told that he would need a thirty day notice. Now the tenant is refusing to leave. What did One Step do to help? They asked for more money. They then told me that this could be a lengthy process. What the hell have they been collecting their fee for?!!!
