I bought my home on 4/28/06. I was told by my broker Rosanita Baird my home was listing for $490,000.I made a counter offer of $480,000.00 and ower to pay $9000.00 closing cost.
When I later received my tax info it stated my home sold for $414,000.00 and that is what my taxes were assessed for.
I later phoned the County Assessor because I did not understand since this was my first home.I told her that I paid $480,000.00 for my home. She then told me I was getting a deal because I would have to pay the taxes on the
amt the house sold for. She then told me the house was assessed at $424,000.00. I did not understand, if my house listed for one price why was I told it cost something else?
I tried calling the Real Estate Broker but none of her numbers were in working order. I quess I can say I got taken by someone I trusted to make the best deal for me.

Dee - I'm en ex-employee of Ownit. It seems you have a couple of things tangled up. When your house is assessed, that's only important for tax purposes. You will pay real estate tax on your house every year and that tax is based off of a value for your home. If the state values your home for less than you paid for it - GREAT - you get to pay less in taxes than what you would've at a higher value. It has nothing to do with Ownit or your loan.

Now... the only thing to be a little concerned about is if your house gets APPRAISED at that lower amount. That's trouble because it gives you an idea that the house is worth less than what you paid for it. But, keep in mind that appraisals and assessments are totally separate.

Like I said, this had nothing to do with Ownit. If your house was actually worth the lower amount at the time you bought it - Ownit would have had to decline the loan. The process of a lender determining value of a house is fairly thorough - it has to be professional (and independently) appraised and also survive a tough internal appraisal review in order for your sales value to be accepted by a lender. Chances are: your house was worth what you paid for it when you bought it, but has declined in value now.
