I was pre-approved a while back for a mortgage and hired Sandy to be my realtor. I thought Sandy was really nice at first, but soon learned she was a real flake. She was always late meeting with me and was constantly having to rebook appointments for places we wanted to see. It seemed she was in her own little world.
Sandy tended to only show me her listings and said hers are the best anyway. It took a while and finally found one I liked. It was one of her listings. Sandy told me the house was in really great shape and nothing to worry about, just live in it and enjoy.
I asked Sandy to write an offer for me and told her what price I wanted it to be with an inspection, and something to cover me till I have my mortgage is totally covered. Sandy told me not to worry about an inspection and that the price I quoted is to low. That her client will counter me on price if it is not good enough and advised me to come in with a higher price. Sandy then told me someone else is interested to and will be putting in an offer the next day if I don't. I felt pressured. Sandy also told me that because the other offer is coming in I need to get mine approve now, so better to not have any inspection or conditions, better to be subject free. I followed her advise and signed the offer, the deal went through and I got my house. I was relieved.
After moving in, I started discovering a leak in my ceiling when ever it rained, I looked up in the attic and could see plastic buckets that were holding the water from the roof leak. There is mold everywhere up there, everything was wet. The oil furnace didn't work after purchasing, had no heat, and had to replace the tank, it was over 30 years old, Sandy told me it was just a few years old. Spent over $1,300 for a new tank and had to pay the furnace guy an additional $345.00 to do a some more repairs to the furnace and replace the thermo-stat. The repair man said the furnace was in real bad shape.
The foundation is shot and will need replacing, the windows leak water when it rains hard. Discovered the kitchen sink drains out to a pit in the yard, not on municipal sewer like her listing description said.
I just had a contractor out today and he is estimating to fix everything I am looking at over $50,000. This includes replacing the wet insulation, new sheeting, new roof, foundation, windows, and more.
I will have to now sue Sandy to recover my damages. My lawyer is shocked over what happened, saying Sandy did not look out for me one bit. Sandy has not returned any of my phone calls. She got her commission but can't call me back. My lawyer has also told me to put in a complaint with the Real Estate Council of B.C., but has warned me that the council won't help me get my money back.
Sandy is a rip off, liar, scam artist and whatever you do, don't do business with her. She seems nice, but is only looking out for her pocket.

I have been following this report for a bit now, and wanted to come forward on what Sandy Stinson and Team Stinson did to me. I also wanted to let Sandy Victim know you are not alone. I know what you are going through, Sandy did the same crap to me.
Remax Lake Cowichan, Sandy Stinson, Dave Gonyea and Kevin Gibson (Team Stinson) ripped me off on my house. I was looking to relocate to Lake Cowichan. I called Team Stinson from an MLS Listing I enquired about. It took them over a week to get back to me. I dealt with the whole Team there, Sandy was doing the I am your friend thing with me, hugging me, telling me that I am the most important person to her, and she is going to help me find the right place.
After looking around for a long time I found a place that I liked, Sandy and Team Stinson was acting for me as a buyer and her seller in a dual capacity. Sandy never advised me to have an inspection, in fact told me I don't need one. She said the people selling the house have just done extensive renovations and they had their own inspection done, everything was fine. I followed her advise and signed the offer and proceeded to purchase the house. I don't know much about real estate and Sandy told me over and over again not to worry, everything is fine, that her, Kevin and Dave Gonyea would look out for me on the other end with the seller.
On possession date I had to phoned Sandy over and over again, no keys. Sandy, Dave Gonyea and Kevin Gibson could not be bothered to get me my keys. I had to call a locksmith out with a Uhaul parked out front of the house. Sandy to this day has still dodged me and has never brought keys out to me. Nice work Team Stinson.
I have had nothing but problems with the house, where do I even start? I have spent money on a new roof, numerous plumbing and electrical repairs, the windows need to be replaced, the perimeter drains are shot. When it rains water runs into my house. I am running out of money, I only have so much money I am not rich.
Sandy sold me a lemon. Sandy is a rip off artist, don't trust her, don't fall for her lies and stories of how she is your friend and all. Sandy Stinson, Dave Gonyea and Kevin Gibson have done nothing but dodge me since I discovered problems with the house. I finally reached Kevin Gibson the one day on the phone at the office and he even went so far to tell me, Look the deal is done, you bought the house, no one held a gun to your head. He called me a cry baby and slammed the phone down in my ear. Kevin Gibson is a tool! How rude of him to talk to me this way.
I am now faced with making the decision to sue Team Stinson and Sandy. The only problem is I don't have the money to fight Errors and Omissions in Court for years.
I have talked to the VIREB and they don't care, they said I can make a compliant but they can not help me collect my monetary damages or suspend Sandy, only suspend her from using the MLS system if she was found to be in bad conduct and ethics. They told me the council can have Sandy suspended, but still no help on damages and expenses that I am out of pocket on. I am screwed. My only option right now is to put in a complaint to RECBC and see that Sandy and her dream team loose their licenses. I do plan on doing that. Even if it takes years to have a hearing, I will be there at RECBC to let them know that Sandy and her dream team ripped me off. The only problem is I am afraid of Sandy or her friend retaliating against me.
I have been looking into Sandy a good bit, not pretty what I am finding out. Sandy has been sued, and she has been suspended before.
Don't trust Sandy, she is not your friend. Don't fall for the lies and stories of Team Stinson, they are not your friend, they are not looking out for you. If they were would I even be here right now posting this complaint.
I have also met other people in Lake Cowichan that have been ripped off by Sandy Stinson and the dream team, this is appalling to even be allowed to happen in the first place. Why isn't the RECBC doing something about this?
The ex-employee that responded on here was correct on Sandy's husband Buck being arrested. Duncan Criminal Court records show that Dennis John Stinson (Buck) was arrested on May 16, 2005, for CCC - 810 Fear of injury / damage to property, file number 27913. Buck was sentenced on September 9, 2005, he was fined $500.00 and told to stay away from the person he threatened and an order (peace bond) was put in place for 6 months. The person Buck threatened is the same person that came forward and took Sandy to the RECBC, this was retaliation, this was Sandy and Bucks way of dealing with someone that complained about Sandy. Court files show that Buck not only threatened the persons life but committed an act of arson while doing it. Why did the system just let Buck go? The ex-employee that responded is correct, why didn't Bucks church remove him as a Deacon for his conduct in the community? What is even more disturbing is RECBC was informed about this and did absolutely nothing about it. They didn't think it was a big deal.
Now anyone reading this can see why I was hesitant on making a complaint on Sandy, I don't need people showing up at my house threatening my life or burning stuff.
Be very cautious of Sandy. I am very suspicious Sandy is involved in a lot more than just selling real estate.

I first want to thank Sandy Victim for coming forward on Sandy, I hope you get it all sorted out, don't forget you won't be the first person to sue Sandy. Report her to the Council and sue her she damages.
Sandy has no business holding a real estate license anywhere. She is clueless, careless, reckless, and lacks all and any common sense or ability to do her job in a competent way. In more simple terms Sandy is a complete idiot. Sandy is good example of what not to do in real estate. If your a realtor be very careful Sandy's laziness and stupidity doesn't get you in trouble either. She has no problems doing things wrong or lying to you.
She not only got suspended from selling real estate but was stupid enough to appeal the decision from the Real Estate Council through Financial Services Tribunal. Search the web FST Sandra Jean Stinson, click on the PDF File to read all about it. Sandy lost her appeal and was still suspended for 3 weeks. Sandy likes to be the victim and lie through her teeth to achieve any means necessary. She won't admit when she screwed up.
Sandy has admitted under oath that she does not know how to properly sell real estate or do real estate contracts.
Sandy thinks it is ok to rip people off, and loves to encourage buyers not to have an inspection. She is a smooth talker, she likes to pretend to be your friend. She likes to hug you and pretend your the most important person in the world. Sandy thinks that everyone is her friend. She even thinks that I am her friend.
Sandy has been the subject of several law suites recently in the BC Supreme Court, search the BC Supreme Court Registry it is right there.
One of them is a teenager she supplied alcohol to at one of her (cocaine?) parties and the kid nearly drowned when injured his neck diving into the water hitting rocks. Don't forget Sandy also claims to be a born again christian and goes to church to prospect new suckers. Her husband Buck Stison is a Deacon of the church. Why the church never took his position away when he got arrested a while back I don't know?
Another Law Suite is the Cowichan Valley Regional District taking action against her.
Another law suite that was filed against her was the person that made the complaint that caused her license to be suspended. That individual fought her and the EOI lawyer for over 5 years in Supreme Court. How much money did Sandy cost all the Real Estate Licensees' in BC for that one through their Errors and Omissions Funds? Hundreds of thousands of dollars? Will Sandy ever admit she is an idiot? Of course not, she is in denial.
Sandy still hasn't learned or gotten the point through her cloudy head that she is a screw up. She likes to play victim and deny everything. The fact is she and Keith Nelson of Countrywide Village Realty ripped off the buyer, on that transaction, misrepresented the property as having a new home warranty under the 2-5-10 New Home warranty program, and encouraged the buyer not to have an inspection, failed to have an enforceable contract of purchase and sale in place, failed to advise the buyer to seek legal advise, and several negligence charges, and didn't care or bother to get the buyer his keys on possession date, or bother to tell the buyer that the seller was still living in the residence.
Keith Nelson (Nimo) is a liar too and will rip you off faster than anything. Keith likes to use his gimp arm as a way for people to feel sorry for him. Keith was suspended with Sandy over the bad deal as they were both in a limited dual agency, this was before Sandy was Remax Lake Cowichan. The managing broker of Countrywide Village Realty fired her. Sandy likes to tell people she wanted to pursue better business opportunities that is why she went to Remax, but the truth is she was fired by the managing broker at the time Rick Bonnell and then Sandy got on with Remax.
Sandy doesn't even understand how the agency relationship works between a realtor and their principal and if you get into limited dual agency she is really lost. Sandy is a space case. Sandy is not the sharpest pencil in the drawer.
Sandy has personally bragged to me about ripping people off and if caught or in trouble, just lie to achieve your means. Sandy does stock people that cross her and she does get even.

She not only got suspended from selling real estate but was stupid enough to appeal the decision from the Real Estate Council through Financial Services Tribunal. Why the church never took his position away when he got arrested a while back I don't know?
Another Law Suite is the Cowichan Valley Regional District taking action against her.
Another law suite that was filed against her was the person that made the complaint that caused her license to be suspended. That individual fought her and the EOI lawyer for over 5 years in Supreme Court. How much money did Sandy cost all the Real Estate Licensees' in BC for that one through their Errors and Omissions Funds? Hundreds of thousands of dollars? Will Sandy ever admit she is an idiot? Of course not, she is in denial.
Sandy still hasn't learned or gotten the point through her cloudy head that she is a screw up. She likes to play victim and deny everything. The fact is she and Keith Nelson of Countrywide Village Realty ripped off the buyer, on that transaction, misrepresented the property as having a new home warranty under the 2-5-10 New Home warranty program, and encouraged the buyer not to have an inspection, failed to have an enforceable contract of purchase and sale in place, failed to advise the buyer to seek legal advise, and several negligence charges, and didn't care or bother to get the buyer his keys on possession date, or bother to tell the buyer that the seller was still living in the residence.
Keith Nelson (Nimo) is a liar too and will rip you off faster than anything. Keith likes to use his gimp arm as a way for people to feel sorry for him. Keith was suspended with Sandy over the bad deal as they were both in a limited dual agency, this was before Sandy was Remax Lake Cowichan. The managing broker of Countrywide Village Realty fired her. Sandy likes to tell people she wanted to pursue better business opportunities that is why she went to Remax, but the truth is she was fired by the managing broker at the time Rick Bonnell and then Sandy got on with Remax.

I just wanted to put in my two cents here on this Sandy Complaint posted by Sandy Victim. My husband and I met her a few years ago when we were considering moving to Lake Cowichan, and she showed us only her listings. When we asked her to show us listings belonging to other realtors, she said theirs were no good anyways and down played them, especially one percent listings. We also found Sandy to be real nice at first and she is a flake. Sandy was real unprofessional and always late meeting with us. If we left a message for her, it would take her at least 3-6 days to call us back. When we asked her why it took so long to get back to us, she would say, "Hey this is Lake Cowichan time, ha ha ha ha." I call it idiot syndrome, not Lake Cowichan time. We decided not to get Sandy or her Team Stinson to help us, instead we found a real professional realtor from Duncan to help us and we finally found what we were looking for. Sandy also phoned us a lot when we decided not to use her services anymore. Then what really did it for me is I was taking my girls to the bus stop and who is out there watching us from their car? Sandy. We called the cops and they told Sandy to stay away from us. Sandy should have her license taken away for life. She has no business selling real estate or working with the public. She should go back to dealing blow, maybe it would help her loose some weight.
