DON'T DO BUSINESS WITH SAM L. ZHAO, A.K.A. SAM ZHAO OR HIS WIFE JIANMIN ZHOA. THEY WILL SCREW YOU OUT OF YOUR LIVING ARRANGEMENT FOR $95. DON'T RENT THEIR "HOME" LOCATED AT 904 10th AVE. IN REDWOOD CITY CALIFORNIA. 

DON’T RENT FROM THESE (((REDACTED)))! IF THIS IS HOW THEY TREAT PEOPLE WHO HAVEN’T EVEN MOVED IN, IMAGE HOW THEY’LL TREAT YOU AS A TENANT!!!

 

My fiancé (pregnant with our first child BTW) and I found the 904 10th Ave. Redwood City CA home from Sam L. Zhao and his wife Jianmin Zhoa on craigslist.org a few weeks ago. We currently live out of state, in Arizona. Once we made contact we Sam Zhoa I had my parents go to the property Sam Zhao and Jianmin Zhoa own at 904 10th Ave. in Redwood City to FaceTime my fiancé and I so we could review the place and see if it was for us and our family to be. We did like they property however found it to be over significantly over priced, at $3,200. Rather then be unprofessional and waste Sam Zhoa and Jianmins time, we decided not to apply. A week later we noticed they reduced their price to $3,095, a more reasonable number (no surprise, the greedy pigs couldn't find a tenant) so we inquired about securing the property and applying. After sending our credit report, references, pay stubs, referrals, the application, and explained our current life situation to Sam Zhoa and his wife Jianmin Zhoa, we had written confirmation that we had been accepted.

 

This is where Sam L.Zhoa and Jianmin Zhoa scamming nature really starts to shine. They sent us via email written confirmation of being accepted, and I quote, “Thank you again for submitting all the documentation we need. Both me and my wife (Jianmin) have reviewed them and we do think you are the right tenants we are looking for - a family of working professionals with good credits and good financial background. We decided to move forward to prepare the lease agreement with the rent setting at $3000 per month. - We will have the draft of the lease agreement prepared over the weekend and send to you to review” Great, right? So my pregnant wife to be and I promptly give 30 days’ notice to our current landlords, rent a U-Haul, shut down all our cable and internet, water etc. and start packing. After not hearing anything back and receiving the lease agreement as Sam Zhoa and Jianmin Zhoa outlined, I reached out. They then tell me, they’ve rented to someone else! Without so much as a word! When I inquired as to why that happened, why they told us we were the right fit and why they told us that while continuing to show the property, they said that the other people offered $95 dollars more. They said that because we could meet face to face, they moved with someone else. REALLY?!? We would have met face to face when we got the keys. We could have skype chatted, we could have flown out. We could have done so much had they told us. We would have been willing to pay the extra $95 dollars, but they could be decent enough of kind enough to just update us on the situation!

 

So the moral of this experience is that Sam L. Zhoa and Jianmin Zhoa don’t have a clue on how to be professional or decent human beings. They could have told us the truth from the get go. Sam Zhoa could have said, "we are tentatively accepting you but will continue to show the property until the deposit it in hand". Or they could have told us that choose someone else before we gave 30 days notice and all the other things outlined above. They could have done so much to be decent and professional to let my pregnant wife and I know what was going on. Now we’re stuck HOMELESS, scrambling to find a place to live, stressed to our ears on what to do! Thanks a lot Sam L. Zhoa and Jianmin Zhoa! I’d say I hope you feel bad for what you did to my family but clearly you only care about yourselves and money!

All you have to do is read the emails above. You'll quickly see Sam trying desperately to save face. He never told us that there were other candidates. Rather, he says and I quote, "Thank you again for submitting all the documentation we need. Both me and my wife (Jianmin) have reviewed them and we do think you are the right tenants we are looking for - a family of working professionals with good credits and good financial background. We decided to move forward to prepare the lease agreement with the rent setting at $3000 per month. - We will have the draft of the lease agreement prepared over the weekend and send to you to review.

 

Sam you're so full of s* and serious hope that anyone who sees this can plainly see what an unethical P.O.S. professional you are.

Thanks for adding this Sam L Zhao as it proves my point of how much of a coward and liar you are.

 

As you can tell with the emails I've provided and the emails Sam Zhao is adding, no where does he explain that he has a concern that he can not meet us in person. For him to tell us that we're accepted and then turn around and accept someone else and not even do us the courtesy of telling us is shameful. Sam Zhao made us have to chase him to get that update. To add insult to injury, Mr. Zhao said the problem was we couldn't meet in person and that he said that to us?!? Again, Sam Zhao, you are a liar! You never said that, otherwise we could have addressed that issue. The reality is you're a money hungry, unprofessional person who has no concern for the well being of others. By the way, every comment on this makes this rank higher and higher in your search results. Keep them coming! It's only making it worst for you....

I am actually out of state and my in laws looked at the place for us over the weekend. It was a bit out of our budget, but I'm finding it really tough to find all of our wants within a rental while yours covers most of them. Would you be able to be any more flexible w/ rent if a longer lease was considered?

To be honest with you, our price is just the market price in that area. However, we could do flexible if there are right tenants. For your situation, we think you should come over to see the unit and talk with us in person. And after your visit, if you really like it, we could finalize the rental at the same time. Do you have pet? When are you planning on move in?

I am not so sure we can make that happen quickly.  We were just in town the 28th-30th of March and looked at 15+ rentals.  None of them were ideal so we decided to keep looking until we get there permanently.  The soonest I can make it back to the area is the 18th or 19th of April.  
With all that said our ideal move in date would be April 18th as I start my new job on the 25th.  My fiance was relocated back to Redwood City and will be starting at the same time.  We do have pets a 14 yr old Cairn terrier (20lbs) and rat terrier (8lbs).  We are very responsible tenants and eager to find a home so we can settle in right away rather then move-in with my in laws temporarily.  I am expecting my first child, starting a new job and moving to a new state.  Like i mentioned before i am just eager to move and be prepared.  If you would be willing to consider a lower rent amount, we are happy to fill out all of the application paperwork and get it back to you by tomorrow at the latest. 
 
Yes, starting on the 15th is our target. Let's start the rental application process. We will need you to fill out the application forms (you and your wife), credit reports on both, and employment verification (can be a copy of pay stub). We'll review them first and if everything is okay, we'll prepare the rental agreement for you to review. Please note that, this email is not the confirmation of the rental agreement yet, we still need to go thru the application process. 
 
Understood. Do you have a copy you can send me?

 Below is the email he sent me and my fiance... See for yourself, there was no selection process. There was no mention of any concers with not being able to meet in person. Sam is a cowered and simply a lying waist of a human.

 

Thank you again for submitting all the documentation we need. Both me and my wife (Jianmin) have reviewed them and we do think you are the right tenants we are looking for - a family of working professionals with good credits and good financial background. We decided to move forward to prepare the lease agreement with the rent setting at $3000 per month, starting on 4/15. We will have the draft of the lease agreement prepared over the weekend and send to you to review as soon as possible.

After you review the agreement and if you would like to move forward with that, then you will sign the 1 year lease agreement. We'll need a non- refundable check of $1500 deposit to hold the property on the date when the agreement is signed. Will your in-law be able to deliver the check to us? We will remove the posting and stop showing the property when we receive the non-refundable check of $1500 from you. The $1500 deposit will become part of the 1st month rent when you move in. If for whatever reason, you change your mind and decide not to fulfill the rental agreement, the $1500 will not be refundable, as we will have to take time and re-start the rental application process again.

Justin Harnois & Tiffany N. Mosset: One Winner

The couple, Justin Harnois and Tiffani Mosset, were applied for housing from Arizona back in April 2016. After marketing the unit, I selected two group of people including Justin and Tiffani to go through a final rental application process. The final evaluation was conducted in a fair matter. Justin and Tiffani are good perspective tenants. However, they were not selected for two reasons: first, lower credit scores (compared to the other couple who got the unit); second, Justin and Tiffani did not physically see the unit (their parents came to the open house and did a face time with them in Arizona), I did not have a chance to interview them in person or over the phone (we communicated through emails only). Since they showed so much of interest in the unit, I selected them for the final round of the selection process, and they knew that they were not the only one in the selection process, and I did not promise anything nor a rental lease agreement was presented to them. After all, I do not feel comfortable signing an one year lease agreement with people who I have not seen and communicated in person.

 

So, as a reasonable person knows, there is only one winner as a result of the process. And this is all I can say about it.

 

I can provide reference (the couple who took the unit know what was going on) to people who concern about renting from me.
