Steve Frankiewicz Simple Mortgage is a rip-off. They offer to refinance regardless of your credit history and then lead you on and on, month after month, with nothing being resolved.
I received a call from Steve Frankiewicz in December, offering to lower my interest rate.
A few weeks later he called back and said he had secured a mortgage but that I had to pay for an appraisal. He said it was $998.00, and I told him I wasn't going to pay for it unless I had a guarantee that the loan was approved. He assured me it was guaranteed and only dependent on the appraisal value being for what they needed to secure a 75% loan-to-value ratio.
I paid for the appraisal, which by the way was $998, not the $625 he claimed. My home appraised for $11,000 more than what was needed to secure the loan. I did not hear from them for over 2 weeks, and when I called Jessica Frankiewicz who said everything was a go and that he would get me the necessary paperwork in the mail.
A few days later a Syd Williams called and said my loan had been rejected. After getting irate because I had been told by Steve Frankiewicz that it had been approved, he said his boss Larry frankiewicz , was still trying to place it.
Without going into all the details of what has transpired in the past 2 months, let me just say I've been told 3 times my loan was approved, at four different loan-to-value ratios ranging from 78% down to 65%. I've been sent 2 different good faith estimates, and have emails from Steve Frankiewicz himself claiming to have secured the loan, only to tell me he's still trying 2 weeks later when we're trying to close.
My advice is to stay away from Simple Mortgage, Steve Frankiewicz, Jessica Frankiewicz, Larry Frankiewicz, and Syd Williams. They are con-artists who do nothing but back-stab each other and lie to the client. My beef with them is that they were told UP FRONT money they stole form me.

First off, i am a women and they rippedoff my family. Second i was a customer of theirs. I hae nothing to do with mortgages or leads. And most important they should admit that they did wrong and stole from me. NOT try to add more lies to their already very very bad reputation.

Good afternoon. Unfortunately, there are people who spend time praying on loan officer and mortgage companies and looking to take their money as offer a service that is never rendered. The gentleman that is writing this review above, is simply retaliating due to the simple fact that I will not let go of the fact that he took our money for advertising and trigger leads and never supplied any type of lead generation for our company. I have been working with this individual October 2017 when he first called our office and told us that he had a lead generation company that was the best in the market. Unfortunately, I trusted him and didn’t do the homework that I should’ve and now I’m out $998. I’ve never done a mortgage or have I ever Even spoke with him about his personal mortgage financing. This gentleman is a vice President of a lead generation company and is upset with me because I’ve been trying to get my money back with no luck. I have a Close to 100 emails with this gentleman going back-and-forth proving the fact is that a NOT customer of mine, but I am a customer of his and falsely represented himself and stole money personally for me for leads. Thank you for your time.
