This is about the most horrible landlords myself and other tennants of theirs have ever experienced!
Last March, we moved to Arizona from out of state. We found this tresgeckos place on craigslist. Mark and Kris Gregory, who are husband and wife run this business. Also, Mark Gregory is a broker for ReMax and does this on the side. The unit we were renting is actually owned by his brother Ernest Gregory who is the owner of Nevada Dreams LLC and Mark and Kris who own Tres Geckos actually manage the property for him.
Now that has been explained I will go step by step what I went through while renting their unit in Arizona City.
We arrive in March, turn the key to our new place, and its completely unlivable. The floor was only half tiled, marijuana was all over the counter top (seeds, stems, joints the whole 9 yards), there was no toilet, no bathroom sink, bare wires hanging out of the walls, two celing fans were broken, no screens in any of the windows, no blinds, broken bedroom door frame, rusty holey tub infested with bugs and one very angry tile man who had been unpaid and was threatening to bust up the tile with a sledgehammer and have these landlords taken out by the Hells Angels.
We ended up in a red roof inn that had someone else's pubic hairs in all the towels and was infested with crickets. Now I will be honest, this fee for the red roof inn was taken off of the rent for the next month since I had already put my deposit and paid for March in full.
When the place was finally ready for us and we moved in the neighbors next door immediately began to mooch off of us. It is a duplex, and they were always waiting for us. They pretended to be friendly, but after we stopped helping them financially they got physically violent and made threats as well as harassed us. The cops were involved, I got them on tape, they plead guilty, agreed to pay a fine, restraining orders issued, they're on probation and agreed to leave the state. Prior to their guilty plea they moved out. Mark Gregory lied to me saying he evicted them, but they actually left on their own.
Before they plead guilty they were not showing up to their pretrial hearing and were on the run, and seen in the area we lived.
Throughout all of this, the unit we rented was still unfinished and developing more problems. It took us two months to get our blinds which we had to install ourselves. The AC unit had serious issues, was 27 years old and my electric bills were $400-$500 per month. The bedroom door frame was never fixed. The tub was resurfaced and the holes plugged with putty, but it began to peel again. The bathroom sink also peeled and clogged up the pipes behind the wall on a weekly basis which we fixed ourselves. We never got screens in the windows so we could not open the windows when the AC unit would break down because we have a small child and kitties. The celing fans were never fixed in both bedrooms and remained unusable. The place became infested with scorpions and roaches and out of pocket we had to pay for granules to attempt to get it under control but it didn't work.
The landlords lied about how far out in the boonies this place was, told me it was 5 miles from Casa Grande. Its 15 miles to Casa Grande where the nearest grocery store is. They said we had a walled in backyard with a mountain view. It had a little section of block wall, that was only two sides on the carport and the view we had was the back of a convienence store. The list goes on and on and the landlords always promised to fix things and never did. I have over 100 emails between myself and them.
When new tennants moved into the unit next door after the meth addicts moved out, the landlords told them we were nuts, to stay away from us, that they lost their last tennants because of us, to park out front not in the carport, to walk their dogs out front not out back and to avoid us as much as possible. Talked all kinds of slander about us like it was our fault they didn't screen the previous tennants next door. The guy who lived there before had a criminal record a mile long for selling meth both in AZ and in CA and had served a total of 15 year prison time. Yet I was supposed to be the crazy.
When the legal thing with the previous neighbors was coming close to an end I became pregnant, needed a bigger place, did not feel safe having my child in a scorpion infested unit or with the previous neighbors lurking around the alley behind the house and I decided to take Kris and Mark up on their many offers to let me out of my lease without any penalties and the return of my deposit. I have several emails from Kris Gregory stating all I had to do was show my unit to prospective renters and I could get my deposit back.
I gave my 30 days notice like I was supposed to, and a week into that 30 days the AC unit's turbos blew out in a sand storm pouring gas all over the roof, the condensor sparked and blew and the whole thing exploded and caught the roof on fire. I had to go to the emergency room, have 4 breathing treatments, had to take Ativan and am still on an albuterol inhaler to this day from the smoke damage. I have never had asthma in my entire life, and I don't have it now, but have never had to have breathing treatments or an inhaler before. I talk on the phone full time for a living and this is interferring with me performing at my job as well.
Kris and Mark told me that they were unable to replace the AC unit sooner because legally they had to wait until American Home Shield Home Warranty Company would replace it. I know this is B.S. because I've dealth with American Home Shield before. They won't replace it until something catastrophic happens. Kris and Mark should have replaced this unit prior to it exploding and injuring me. I just happened to be sitting right under the vent where the main handler was.
Fortunately my husband and son were in other rooms and did not get sick like I did. After the AC blew up, being Mid July and the temperature was soaring in the 120's and Kris Gregory left me 2 messages saying it would be a week to ten days before they could get another unit in there, for me to move out early into my new place, and "that is just how these things work", there was nothing she could do.
So I did get to move into my new place early, sick as a dog from my breathing problems, coughing up blood, in the soaring heat moved my entire family out of there and into the new unit in one day. I missed a lot of work due to the illness and the move, had to take out a payday advance just to afford the move since I just paid my rent in full for this dump, and wait a couple more weeks just to be prorated the rest of the money from that month.
The one person who wanted to view the unit while I was still living there wanted the unit ASAP Kris said in both phone and email, which I have saved everything btw...And I wasn't ready to move at that time, I still had my 30 days and the AC was still at the time functioning. I still however offered to show the place to the man, even though I had worked a double shift and had no sleep I told Kris, just ring my phone until I wake up and I will show it tonight if he wants to see it tonight, otherwise tomorrow would be better.
Well at the time of the walkthrough, I was given a check as a refund for the rest of the month since I was unable to stay there, and then told I'm not getting my deposit back because I broke my lease for no good reason, bla bla bla. Mark Gregory actually got nasty with me when I defended myself letting him know I have several emails and phone messages saved of Kris saying I would be getting my deposit back. He said to me that I refused to show the place which was a lie and I have proof of that.
He then told me that if he rented the unit out right away he'd give me some of my deposit back, and that if its not rented by September I will have to pay the remainder of the lease. He got so ugly with me he actually started screaming at me "YOU DON'T WANNA MESS WITH ME ON THIS, DON'T PISS ME OFF I'M WARNING YOU" going on and on. Fortunately, I had my audio recording device with me and got him on tape saying these things to me. He literally threw me and my son out.
Of course I have not recieved my deposit, I plan on going to court over it and I am filing this report in hopes of an attorney wanting to take my case. There are not many attorneys who serve my area, which is a problem and I will be taking this to court and representing myself very soon if I don't find one. We are in the middle of nowhere, no store, no gas station, no nothing.
Since I have moved, I have recieved a nasty email from Kris accusing me of showing links to her ads to her current tennants. She was mad because she's advertizing these units as being for rent when people are living in them both on her website and on other sites like craigslist and backpage. I actually did not do this, one of her tennants was here using my computer when another tennant in the same town sent over the link.
Then I got a nasty message from her saying she has the FBI after me for this, trying to ruin her business and that I'm harassing her on the internet. She threatened to persue me legally, bla bla bla. I also saved this message on tape.
Personally I think she and her husband are both nuts! The brother who owns the property is nuts too saying we were not allowed to put the AC below 80, which we abided by, because in AZ you can't get AC to go lower than that. PLEASE! That is b.s. My new place I keep it at 75 with no problem what so ever and my electric bills are less than half of what I paid out while living in Kris and Mark's dump.
I also hope to God this gets out enough where I can save some families from renting from these people. The world, especially people wanting to rent in Arizona City have a right to know what these landlords are all about.
You should hear the horror stories from their other tennants, both ex tennants and current tennants.
Oh and BTW, Mark Gregory told everyone who lives in the Quadplex he owns on Lynx Rd that I sabatoged the AC unit, got another tennant of theirs who never pay their rent fired from their job, that I was crazy and fled to Wyoming. None of which is true. I even called the AC company and asked the guy if there was any sabatoge even possible and he said it was absolutely ridiculous for Mark to be spreading those lies about me, and that the home warranty company would not have even replaced the AC unit if that were the case, that it was old and blew up... PERIOD! This is a small town and lies are being spread about me by these landlords.

Paranoid and insecure is probably more a description of you Kris. I'm perfectly happy, I have a loving and faithful husband who "respects" me, and a beautiful child and a huge support system in this town. What is there to be unhappy about? If you need to convince yourself that I'm the sad one go right ahead, whatever makes you feel better. The only saddness I can see lies in your situation.
It can't be easy getting up every morning and looking in the mirror knowing how your husband treats you, AND your tennants. I've heard far too many horror stories around town from others who have or are currently renting from you all to even believe for one second that I'm the only one.

I was a good tennant, I paid my rent in full, on time, every month. I left the place in better condition than I recieved it in... BY FAR, and took care of what I could on my own without even asking for reimburstment. All I expected was a safe place to live with landlords who followed through with what they promised. Things did not turn out that way, and on more than one occasion you offered me to get out of my lease without being penalized. You lied. Pure and simple. What I have on phone message and in email is totally different than what happened.
I've said what I have to say, and I'm sure that people reading this will be able to consider the source where you are concerned. Your rebuttals and pot shots show your guilt and your lack of class. You represent a company and put yourself up on a pedestal but you can't even spell "VIEW" correctly in the signature you use for your business email! As you can clearly see, I was sent an email prior to moving in saying everything was done and pictures were on the way. Also, in the signature of Kris Gregory's emails you can clearly see she shows she IS "Tres Geckos L.L.C." and she even includes the web address that have all the units listed for rent that "TRES GECKOS" ownes including the units on Laredo Drive, where I rented.

As far as me living in an apartment I would love to know where you all got that information. I'm living in a 3 bedroom 2 bathroom house with a 1 car garage for CHEAPER than I rented your dump for. What is there to hate about that? Its brand new construction? Even has the walled in backyard and the mountain view I was promised. No alleyway to the back of a store view here. I don't know where you all get your information from but ROTFLMAO!!!! Oh and Bob, your other tennant who moved out of your unit told me about all of Mark Gregory's slander of me, about how I allegedly sabatoged your AC unit, that I was the town crazy, that I fled to Wyoming, that I supposedly had the authority to force the post office to fire Rex and Doreen from their jobs, that I trashed your unit when I have video evidence of the walkthrough as well as Mark on tape thanking me for leaving the place in such pristine condition. You wanna know why Rex and Doreen got fired? Had nothing to do with me just ask the post office themselves...They were going through people's mail looking for money and checks to steal and everyone in town knows it. That is why I stopped letting them come over to my house because I found out they were con artists and wanted no part of it.
Also, are you really so ignorant that you think you're going to rebuttal the way you did knowing details of my situation and then claim Tres Geckos is NOT your business and has no affiliation with you?
Your little threats and intimidation don't scare me, just like Mark's intimidation with Steve didn't scare him, the attempts to barge into his house pushing his way in yelling and screaming, following him around town in your vehicles... You leave messages for me saying your having the FBI investigate me because Rex and Doreen viewed a link to one of your ads on my computer and that is supposedly internet slander? And to think, this was how you treated your own handyman...No wonder the tile guy was ticked off. Oh and I just love your excuse for his drug use...By the way, this man had no teeth he had dentures, I know because they fell out when he was screaming about busting up the tile.

I didnt see this email from a few days ago.. Im sorry that I didnt react. You know that I always email back as soon as I see something. I was just looking online at Home Depot to see what they have. Im going to call them in just a bit and get something figured out. As for Bob, dont worry about him, he is harmless. He is actually a very nice man. I've worked with him on lots of other jobs and normally he is our go to guy. He wont mess with you guys or even us. He is paid and happy as a clam now too. I was just really dissapointed that he let us down. He had all month to finish. The last 10 days of his work for us I noticed him slowing down and his speech was slured. I was afraid that he may have had a stroke. I guess he was on vicodin (for a tooth ache he said) and smoking pot (which I didnt know).
Grace and Steve are the nicest people too. They are really good people.
I smell waffles, I think my 7 year old has figured out how to make them. I better go check..

As far as my recording everyone, the tape recorder was Mark Gregory's idea in the first place. He told me to get it, so did the cops. You think insecurity is the reason I took it to the walkthrough? Get real, I took it because I'm not stupid and I have learned how to protect myself. Insecurity is probably your issue Kris, I see how Mark orders you around like a dog, I saw it the day of the walkthrough where he kicked you out of the unit and sent you to sit in the car, the place you remained until I left. For the record, you do have my sympathy there, no woman should be talked to the way your husband talks to and treats you.
Go ahead and deny everything, I have proof of everything. You want to have your lawyers contact me, send me something in writing and I'll respond appropriately. I have proof of what I say and am not afraid to use it.
As far as Nate and Patsy being evicted, the Eloy courthouse has no record of anything regarding them except for the injunctions against harassment that I had granted against them. Go ahead and call yourself, I did my homework have you? I don't think you all did because Mark denied they were even a threat the day of the walkthrough...If that were the case they wouldn't have plead guilty to the Pinal County Prosecutor, accepted paying a fine, leaving town and being on probation as part of their plea agreement now would they? Slandering me to people regarding that situation was absolutely uncalled for.

Hi Kris,
We finally got ahold of Leroy today. He is going to drop off the blinds on monday and we are going to install them.
Also, Ben took apart the p trap to the bathroom sink and it's not the problem, it's something behind the wall. Is it alright if Ben goes into the wall to attempt to find the problem and fix it? The sink is peeling really badly too, and I think the paint peelings might be adding to the problem of the slow drain. I know Steve attempted to resurface it. I will check into how much it would cost to pick up a new one at Home Depot, and if its not too much I'll get it and have Ben install it. Should I call Ernie and ask him about working something out there?

Very Interesting....Lets see what other emails I have shall we? Oh yes, the AC unit how could I forget, I was told for 1 week prior to it exploding that the AC man was called....He was not just ask him yourself. And yes, if you decide you're going to be a landlord and rent out SEVERAL properties then having enough money on hand to repair things is a necessity. If you can't cough up $6000 dollars for a new AC, and let it get to the point of injuring someone then perhaps you shouldn't be in business. However I have a hard time believing you didn't have the money, you just didn't want to spend it because you all were arguing with Ernie over who should pay for it. What if the home warranty company wouldn't replace it and it died anyway? What then? You'd expect your tennants to live without AC in July when its 120 degrees outside? You people are shallow, period!

i left you a message this morning about the a/c. please just email me to let me know that you received it. its going to be appx7-10 days before the a/c will be replaced, its on order but it has to be shipped and once its received Gecko has to schedule to install it. He is moving as fast as any company would move to get this done in a timely mannor. Stormy Aurora Train, you are innappropriately using the name of our company in this report as well as innappropriate comments on Craigs List. This must stop immediately. You are slandering my company, Tres Geckos, which has nothing to do with your complaint! If you are going to slander, please be so wise as to get the correct name!
A few corrections to your ripoff report. It is true that the apartment on Laredo was not ready for you to move in. It is true that the toilet and sink were not yet in as per any tile contractor you might talk to, these things cannot be put in place until after the tiling is done. Yes the tiler was angry as he had only been paid half of his money, again, as is customary with contractors; the remainder to be paid upon completion of the work. As you yourself saw, the work was not yet completed. The reason was that unbeknownst to Mark and Kris, he had been using drugs while on the job. They had no reason to think he would be doing this as it was the forth time he had been employed, and had previously done good work. They have since stopped using this tile man.
Pubic hairs and crickets at the hotel where you stayed obviously should be another "ripoff" report you should file. Having bad neighbors, yet another separate "ripoff" report you should file.
Accusing Mark of lying to you: it might be in your best interest to verify that the post-office certified copy of the five day notice/eviction notice given to your neighbors is in Mark's files, before accusing him of something you know nothing about.
It did indeed take two months to get your blinds, and Kris has in her possession the original reciept, hand written by the contractor stating the two separate dates that he attempted to install the blinds and both times you stating "it was inconvienent" sending him away, after the third attempt he was told by your husband to just leave them and that he himself would put them in.
I know nothing about the ceiling fans or screens, because again I nor Tres Geckos does not own the property however I can make a comment about the scorpions. Anyone living in Arizona knows that the only way to get rid of scorpions is with Boric Acid and even that only works if they rub their bellies in it.
The airconditioner unit: Mark and Kris were constantly calling the Home Warranty people on your unit. It is true, they chose to not replace it themselves as the unit without the assistance of the insurance, would cost them well over $6000 which they simply do not have. I personally don't know of anyone who has that kind of money lying around, do you? The week to 10 days is absolutely correct. The AC company simply couldn't get the new parts in until then. Stormy, please check your facts.
I guess I could go on and on rebutalling your "ripoff" letter, but let it suffice that most people do their homework on exactly where they are moving to especially before moving across the country. By the way, Mark knows that you did not move to Wyoming, as a matter of fact he has your address to your apartment located in the town of Arizona City that you so vehemently hate. Do not, I repeat, DO NOT make accusations that are false, especially when you do not possess all the facts. You are obviously a very insecure person as you seem to feel it necessary to always record conversations. I am sorry for you.
Lastly, DO NOT further slander Tres Geckos. You and I have never met or spoken, but I assure you that you will be speaking to our attorney if this slander continues!
