The Westmark, Luxury Loft Live/Work High Tech Modern Living Building located 1610 Broadway in Santa Monica is owned by Westmark Harris REI,Velvet Hammersc,hmidt Design, Acruent, FAMIS, Siterra, 360Facility, Evoco, and Expesite, Westmark Harris Real Estate Advisors, Westmark Harris Real Estate Investments, Sid Friedman, Mark Friedman, Acruent Inc./FAMIS/Siterra/360Facility/Evoco, and Expesite/Westmark Harris Real Estate Advisors/Westmark Harris Real Estate Investments/Lora Reynolds/ 1424 Broadway Assoc LLC/ Reynold Property Management and believe landlord responsibility terminated at start of lease.
Lessor will not repair broken pipes, fix broken appliances nor will they attempt to make good on any and all promises made prior to lease signing. Same landlord of 1610 Broadway Santa Monica does not have any responsibility to abide by the California laws in consideration of said lease and will hold lessee responsible for COMPLETE LEASE DURATION WITH NO REGARD TO LEGAL AND FINANCIAL RESPONSIBILITY STATED BY FEDERAL, STATE AND CITY LAW.
If entering a lease with these predatory, litigious property owners expect to you’re your home now and in the future, as the fool who enters an agreement is part of their future business model, regardless of legal expectation and legal obligation. Building will soon be condemned. The Westmark water damage in walls and ceiling, rodents and rodent feces in closets, walls throughout, lead & rust coming out of faucets.

- Wires to cable cut or destroyed

I am so sorry for what you all are going through. I can understand because I've dealt with some of these entities in the past, and it was unpleasant for me too. I hired Velvet Hammerschmidt Design several years ago to help decorate my apartment. (Note: Velvet Hammerschmidt and Mark Friedman are married.) I did not like the work the design firm did, and I did not keep any of the items they purchased in my home. I still paid them quite a bit of money, but the business wanted more money from me - money that I had no legal obligation to pay them. So they sued me in small claims court. Mark Friedman appeared in court on behalf of Velvet Hammerschmidt Design. Of course, the judge ruled that I did not owe them any more money, and that was that. I was happy with the judge's ruling, but what a nightmare to go through.
I'm definitely not a fan of businesses that act like this. And the reviews I've left on other websites seem to mysteriously disappear.

Westmark Harris have a long list of tenants who they have scammed out of thousands of dollars. Many of their tenants were hard working people who had dreams of having their own business. If I didnt know any better, I would think you were writing my story of how they failed to make repairs on the property that was leased from Mark Friedman/Westmark Harris, LLc
Like you,there were problems with the property such as water leaks, faulty wiring, roaches, plumbing problems just to name a few.
As you mentioned, they feel that their deep pockets in litigation will prevent retaliation. It would be interesting to know how many others have expereicnced simular problems from these Scam Artist?
