I encountered Okeido Williams while selling my property with owner financing terms. He initially showed enthusiasm, promising to provide a $5000 earnest money deposit promptly. However, he consistently delayed, offering various excuses. Upon investigation, I discovered he was a self-proclaimed real estate guru known for putting properties under contract and attempting to sell those contracts. Despite his assurances, he never submitted the earnest money as claimed, revealing a pattern of deceit and unreliability. Beware of engaging with him in real estate transactions, as he may not fulfill his commitments.

Rebuttal to Inaccurate and Misleading Complaint by Brandon Regarding Real Estate Transaction I am writing this rebuttal in response to the inaccurate and misleading statement posted by Brandon regarding a real estate transaction in which I was a potential buyer. I respectfully disagree with the characterization and claims made, and I feel it is important to clarify the facts and provide a truthful, professional perspective. First and foremost, I never misrepresented my intentions. I was clear and transparent with Brandon throughout the negotiation process, which involved a property being offered with owner-financing terms. I expressed interest and agreed to proceed under specific terms, including an earnest money deposit. Due to unforeseen timing issues related to the disbursement of funds, there was a delay in transferring the earnest money — a delay that I communicated in advance, professionally and respectfully. At no point did I disappear, mislead, or behave unethically. Brandon’s claim that I "never submitted the earnest money as claimed” is technically correct in that the transaction was not finalized — however, it disregards the context, my clear communication about the delay, and the mutual decision to halt the transaction. It was a business decision based on evolving circumstances, not deception. Regarding the assertion that I am a "self-proclaimed real estate guru” who puts properties under contract to "flip” the contracts — this is not an accurate reflection of my business model. I am a real estate investor with a legally sound and ethical track record. Assigning contracts is a widely recognized strategy within real estate and is entirely legal when conducted with transparency and in accordance with local laws. I have never been a wholesaler or assigned any contracts, so what he stated is far from the truth. Brandon is very dishonest and unprofessional and I would not advise anyone to do business with him. I can post screenshot of our conversation, to show all of this claim. Finally, I believe this post was written in frustration, and while I understand that real estate transactions can be emotionally charged, public accusations of deceit and unreliability should not be made without factual grounding. I have a strong history of successful transactions, client relationships, and professional integrity. I remain committed to ethical real estate practices and to resolving disputes constructively — not through defamatory statements. To anyone reading this, I encourage you to evaluate situations based on verified facts, not emotion or mischaracterization.
