Realestate Investor and Real estate Agent (James Dornan) offer reasonably priced real estate/ property and ask for a bid. When you bid under that value they accept and require both earnest money and option fees and have you sign a contract with fine print clause that they may introduce Restrictions at closing.

Then at closing they present unrealistic restrictions  on development which prevenst own from building. When you pull out they keep the options fees and possibly the Earnest money (if you've used their suggested title company) . . . Buyer Beware !
