CAMDEN LANSDOWNE STAFF ARE LIARS, SCAMMERS, UNETHICAL ** FRAUDULENT ACTIVITY ** AGAINST TENANTS FOLLOWING ACCEPTABLE MOVE OUT.

I know review sites sometimes have questionable reports, but this report/review is completely legitimate and speaks to the loss of ethics, poor business practices and likely will lead to further review by the Virginia State Attorney General against the illegal activity being committed willfully against Camden Lansdowne tenants. Be advised to have all communications copied, saved and recorded.

In 2006, I signed a 14-month lease at Camden Lansdowne Apartments, met all lease requirements and did not void my rental contract. Six months later, I reported two issues regarding the linoleum tile in the kitchen was wearing significantly due to nominal wear-and-tear. Later, so did a minor section in the bathroom. These reports went unresolved. I didn't hound them figuring they acknowledged the damage as cosmetic.

Toward the end of my residence there in early 2008, I provided a standard 30-day notice that I would be vacating the apartment voluntarily. Toward the end of my lease, I made arrangements to ensure the apartment would be returned in quality condition per the Move-In/Move-Out inspection sheet. This included but not limited to thorough steam-cleaning of carpets, dusting, window cleaning, mopping, sanitizing, bleaching and disinfecting the apartment. Effectively, I voided the apartment of any existence that someone lived there. I was d**n proud of my cleaning skills, too.

I returned the apartment in literal perfect/mint condition (probably less dust than when I moved in), and attempted to surrender my leased keys, parking permit and public gym keyfob. One keyfob had a dead/dying battery in it and presumed this is "normal wear and tear," as it's how the laws of physics and electricity works.

When asked for copies of my rental history, communications, service tickets, etc., from Camden Lansdowne -- they refused. What kind of company refuses to make copies of these documents that are intended to protect both the tenant and the landlord? Seriously?

Despite my need to vacate the state of Virginia immediately due to a newly-accepted position out of state, they refused to accept their property (keys, keyfob, permit). Even after raising it to the property manager, the female refused citing following the property must be returned following the termination date on the Lease. (I was leaving approximately 10 sooner and have verbally communicated this to the staff, thus 10 days I was paying for an otherwise empty apartment.) I accepted this matter and insisted they retain the keys.

I moved to the state of Arizona and send such property to their office address for proper handling. What would normally be met with a "Thanks, Goodbye!" was met with an invoice for alleged damages to the apartment. Prior to my vacation from the apartment and Virginia was numerous photos corroborating the good condition of the apartment and I volunteered to provide those on demand. They refused to accept the photos citing the apartment was left unclean and fraudulently made "damages" against me. Bullshit.

Days later, a pushy collections agent contacted me on behalf of Camden Lansdowne. I explained why I disputed the charges rationally that Camden Lansdowne has placed on my account and offered proof of the quality of the apartment. The guy refused to take any objective, arbitration stance on the matter and pressured to collect the funds. I strongly refused and informed him I did not wish to be contacted at all for this debt collection. I said all further communications need to be made in "writing" or they may file a small claims civil suit where I warned I would file a countersuit claim for harassment, fraudulent practices and failure to adhere to the guidelines stipulated in the FCRA. Subsequently, no further contact has been made by either party. Who's BSing who?

Recently, during a routine inspection of my credit report, the collection agency on behalf of Camden Lansdowne Apartments, Hunter Warfield, sanctioned my credit report with inaccurate, false, and fraudulent claims. I will now have to do my diligence in disputing the validity of this account and will be reporting Camden Lansdowne staff and management company to the Attorney General of Virgnia for further review.

Scores of residents can't be all wrong! The Internet doesn't lie in the case of Camden Lansdowne Apartments have countless fraudulent claims from residents and other illegal tactics including have many billing-related disputes published at (( http://www.apartmentratings.com/rate/VA-Leesburg-Camden-Lansdowne-formerly-Summit-Lansdowne-And-Fairways-at-Lansdowne.html )). It's no wonder they had a 60%+ rating when I moved in, to a plummeting 20% rating today. Mind you, the area is a very affluent living area with luxury housing surrounding it for miles and these ratings are completely reflective of the staff that maintains Camden Lansdowne Apartments.

I offer this well-informed warning to all current and future residents. Do not live there. This corporate firm takes great pride in pushing over residents with legal agreements and apathy. I strongly recommend retaining an attorney if you wish to live in Camden Lansdowne apartments. Oh, and don't get me started about their overzealous contract with Henry's Wrecker Service (Towing), that pulls cars regardless of their right to park on the property. Reviewing Camden Lansdowne? Heed this review before signing any lease. Camden Lansdowne staff is known to falsely stuff reviews on their apartment properties. Just look how polished their "positive" ratings or reviews appear. No way, don't buy it -- it's nothing but bullshit. Don't take it from this company. I didn't.
