David Bolton was referred by a friend.  He worked hard to close our loan, the proceeds of which were used to purchase a condo, but both he and the company made promises they did not keep.   The lender issued a mortgage commitment (with conditions) ON THE SAME DAY THAT THE RATE LOCK EXPIRED.  I therefore had to pay several hundred dollars more to keep the rate for another few days (the rate was actually lowered by David) until I could meet the conditions.  

Documents were sent within hours of receiving the commitment, as attachments to an email.  Although the email indicated that the documents were attached, David did not inform me until FOUR DAYS LATER that he did not receive the attachments.  Again, I sent these attachments with hours of receipt of David's email.

In fact, I sent the attachments many additional times, over the next day or two, but David said he did not receive them.  By the time David physically came to my home to pick up a hard copy of the documents, the rate had expired again.  I was asked to pay ANOTHER rate lock in.  David set a closing date THREE TIMES, and three times, we were ready, willing and able to close, as were our attorneys and title representative.

At the last minute, these closings were cancelled by David because the lender wanted yet more documents.  The request for documents seemed always to arrive late on a Friday afternoon, making it impossible to close within the rate lock period.  Finally, we closed, and David's promise to accept an escrow of less than what the Lender had requested, was denied by David, while I was en route to the closing.  

David seems to always make his promises  by phone so that there is no written record of those promises.  Since it was only minutes prior to the closing that David reneged on his previous promises, I had no recourse.  Had I walked out of the closing, I would have been in breach of the contract I had signed with the seller of the Condo unit we were buying.  I was over the proverbially barrel.   While he gets the deal done, I would not trust a word he says, but rather get everything in writing.
