I lost a large chunk of my income and could not pay my mortgage. I looked around for help to sell my condo pre-foreclosure and I made the mistake of choosing Ed Lorenzo over two other real estate agents (who did not charge up front fees) and paid him $1,000 cash UPFRONT because he pointed out the special nature of this pre-foreclosure type of sale, the unusually low price at which the property was projected to sell, the extraordinary number of months it would take to work with the lender and the fact that he had to share whatever commission arrived with his broker.

Ed, took my $1,000 in two payments over a 30 day period, listed it on the local MLS and kept none of his elaborate promises, to bring investors, use creative marketing methods, street signs, open-houses and other traditional marketing methods. After swearing that our apartment was a gem and well maintained, he did less work than any real estate agent I ever met.

Called me only 3 times in 6 months (once to come over and get the second half of the upfront payment, 2nd time because my wife called him at the end of month 3 (Christmas time) to find out what if anything he was doing to keep his promises and the 3rd time to falsely mislead me just a couple of weeks before the listing ended -into thinking that a buyer would arrive the next day - Saturday morning at 8AM)! Naturally the buyer never showed and neither did Ed Lorenzo. He never brought any of the promised investors he boasted about, did not plant signs on the street, did not do any open house and did not communicate with us in any manner other than as described above. He took advantage of me knowing that I was losing my home because my income had dropped by almost the value of the mortgage payment the month before I hired him and promised a standard of help and activity that would go above and beyond.

In the end his performance fell so far below a normal real estate agent's efforts that I felt compelled to let others know about this unconsionable thief. He is no better than a con-artist and I am amazed that a company of Realty Executive's reputation would hire con-artists like this. HEY - Robert Tenaglia - Broker, did you know just how much money Ed was drawing down from desperate sellers like me. Oh and did I mention that he emailed my wife saying he had just dropped the price on the day of the email - SEVERAL DAYS after the listing had ended! BEWARE of Ed Lorenzo and Realty Executives in Orlando, he is running a foreclosure rescue SCHEME!

From the first day I told myself, do not take this case on these people are trouble. In fact, I told them at one point in the begining that I would not take their case. After they spoke to several of my past clients they insisted on hiring me and I took the case on reluctantly but ready to do the best job possible for them.

1) They own a condo- Condos are very difficult to move in this market. I promoted the condo on MLS, Realtor.com, Craig's List and sent out notifications to every investor I knew.
2) The owner would not allow for a lock box to be placed on the door, thereby, making it very difficult to show to the few buyers that were interested. I cannot do a short sale on a property I cannot get under contract.
3) The sellers signed a contract with me specifying all of the risks associated with the short sale ie: the possibility of not finding a buyer and they signed and paid anyway. They were not cohersed and were fully aware of what the possible outcomes were.
4) When I finally found a buyer I called and emailed Marlene several times to gain access and my calls and emails went unreturned.
