We purchased a 1998, manufactured home in Cottontown, TN 37048, on September 23, 2020, paying a premim price of $188,500.  Home was previously inspected in July, by another perspective buyer who did not quality for a loan.  We were advised by the selling realtor, Rika Dorris, there had been a previous inspection and only a few items were found and repaired. Based on her knowledge of the inspection and repairs, we waived another inspection.

We requested a copy of the inspection report, as well as a septic certification and last septic pump date.  Our buying agent/broker, Ed Andrews, was requested to secure these for us prior to closing. The septic certification and last pumped date were never provided and the inspection report was not given to us until two weeks after closing.

We did a walk through, but there were things we could not physically see, i.e,. a concealed, rusty hot water heater that had mold growing on  crumbled drywall, a rusty, faulty, enclosed air conditioner/boiler, with mice feces and insulation inside it, replaced subfloor, covered with wet, soggy carpet and a torn piece of wall covering in the master bathroom, , with wet drywall and mold spores growing inside the walls.





The owner of the property, Tina Perea, claims she had no knowledge of these findings because the property had been a rental prior to sale and she had no repsonsibility to disclose; however, she did receive a copy of a 147 page inspection report, prior to sale, that revealed these problems.  Still she sold this property to us not disclosing these.

We have hired lawyer, but also need some support.  These findings will cost thousands of dollars to repair.  Additionally, I am 79 years old, retired with Ploymyalgia rhematica and should not be exposed to mold spores.

Thank you for your time and hopefully Exit Real Estate Solutions, Hendersonville, TN. will be exposed for doing such a terrible job and only being interested in a commission, and not us their clients. And Tina Perea,  well I cannot find the words to discribe such dishonest people.

If you requested a copy of the Inspection Report and Last Pump Date, why did you continue with the sale if you hadn't received them?
