Having to back out of a deal that was never finalized with Holiday world because our 30 day letter of pre approval from our bank was/is expiring. Called them to state we wouldnt be able to follow through with the purchase they told my wife that they may not be able to give us our money back?! We put down 11,000.00! Thats right 11 grand and they told my wife they may not be able to return our money because they ordered the rv for us. In fairness our Sales Rep has been nothing but good to us but after one of the finance guys told my wife this I was steaming! If they realy dont give us our money back I'm not sure what I will do but I will flip in some way I'm sure.

What does your contract say about cancellations and refunds? There has to be a clause in your contract that details what happens if you fail to get your financing. I am not sure that an expiring pre-approval counts as financing falling through because normally a buyer/borrower can get an extension for financing unless you have had a change in circumstances since your initial application.
As to keeping your deposit, the contract must say how much is non-refundable and under what circumstances they can keep some or all of your deposit. It would be worthwhile to consult with an attorney over this contract.
