HouseValues/Just listed is a fraudulent operation. They promise you one thing, deliver nothing of the sort, and charge you like you're a drunk billionaire at a strip club. I would have had better luck pulling old phone numbers out of a 1950's telephone book and cold calling them, than I had with the garbage leads they sold to me under false pretext.

Thee first reason I purchased leads from HV/JL was that they guaranteed that their leads were all warm, meaning that the people had expressed their interest in either buying or selling thier home, and that I would be the exclusive agent receiving these buyers and sellers request for finding an agent to help them to make that purchase or sale.

In actuality, House Values/ JL runs bait and switch ads that invite people who are curious about the value of some realestate, or curious as to whether their house has appreciated. Their click through internet ads also promise to fulfill any tire=kicker's or nosey neighbor's curiosity. It is absolutely, categorically false for them to claim that the leads they sell are warm, leads of people who actually expressed an interest in buying or selling. They are people who wanted free information about the housing market, who got tricked into answering the ad and then got hooked up on HV/JL to get maligned by desperate agents, who think these people actually asked them for their help, and had actually expressed that they were in the market to buy or sell. Not true. Since the average length between moves is only a few years, naturally, when asked the leading questions like how soon are you planning on moving, some folks will say they are looking relatively soon, so is (was) 3/4 of the country in the last 5 years, I should have used the phone book!!!

The second reason I decided to purchase House Values leads was that they guaranteed that all the leads they delivered had valid email addresses verified by them before you got the lead, and that they would notify you if anyone became undeliverable after you had accepted them.

Nothing could be further from the truth. They have you use their system for emailing all your leads for a reason. A very deceptive reason. When you use their system, as you are supposed to, and as they coach you too, and constantly bombard you regarding, you never get the undeliverable notifications on all the leads, they do, but don't tell you. I did not check them seperately, as they were guaranteed to be prevalidated, and further reported to me as undeliverable. I was guaranteed that, but only found out 9 months or more into their fraud, that many of the leads were totally bogus, with undeliverable emails which I had wasted all my time servicing, writing to, sending hand selected listings to, etc.

That is a criminal fraud and deception, and this is true for everyone they have ever conned money from. Total misrepresentation, and carefully hidden by their system to keep us from ever finding out. Not an accident. When I complianed, and this is unbelievable, they said they were working on it. Can you believe it? I did not get what I paid for ever, for even one minute!

The third reason I decided to buy their leads was because they had a farming system which included using their templated auto drip response system, so that every lead you got would get consistent follow through, all throught their software and site, allowing you to check and see just what you had sent to whom, who had looked at the mail and listings you had sent, and so forth.

In actuality, this system was developed to keep users from trying to ever contact any of these people on their own, independently. They made the system to appear to be sending all these warm lead drip campaign and follow up mailings, but what you aren't supposed to ever find out is that there is often no one on the other end, and when their is 99% of the time, they have no interest in a transaction, totally in conflict with what you were told when you signed up to buy the leads.

Their servers are certainly receiving all the bounced back emails, but they maintained this fraud, and just kept it a secret, and just kept billing. No one would sign up if they were told the truth about HV. Wanna pay 50-100 dollars a pop for fake leads with bogus email addresses, who responded to an ad to find out how much their house is worth, or thought they'd snoop on their neighbors house value? I didn't think so! I can't even tell you how many people told me they only responded to the ad to get their free house evaluation. My time is not free, number one, and secondly, those are not warm leads, and potential buyers, any more than a random name pointed to out of the whitepages by my dog is. Every home owner will eventually sell, that does not constitute being a warm lead, and selling that as if it were is fraud, plain and simple!

The final reason why I went with them was that they promised to remove, and not charge me for any lead I did not like, whether it was valid, or if I just didn't like it, for 24 hours.

Here is the real joke, they constantly did not remove leads I returned, refused to even respond to my plethora of emails about it, intentionally make it impossible to keep track of what has been returned,by not telling you which lead they returned, and then telling you they have returned leads which still appear on your roster, and then later telling you that you should have known that it was not returned, because it was still there! By the end, I literally spent all day babysitting the leads, and could not get anything else done. These people are really criminal. This is not a couple or rogue employees and overly zealous sales people, this is a company with fraud and deception at the heart of their company policies, which are designed to trap, and totally fail to deliver.

House Valuse did not deliver on any of these four guarantees, they intentionally deceived me about the source of the leads, the intentions of the people they were sending to me, which were not at all what I was sold, and they did not deliver only valid email and telephone number leads, nor did they even check, let alone inform me when I repeatedly sent email to undeliverable addresses.

When I finally discovered and confronted them with their deception, they refused to remove and recredit me for the leads they had falsely charged me for, as they did not ever deliver what they had promised. Finally, they unleashed a massive campaign of confusion to prevent me from returning the bogus leads successfully, by failing to identify which leads they had actually returned, making it impossible for me to know what they had and had not recredited, and causing me an umbelievable waste of time and massive frustration.

I ended up spending all my time trying desperately to check out the leads to see if they were even real humans, and or valid email, and endlessly trying to insure that I had actually been recredited for all the ones I returned.

As far as their first promise that
My experience with them is nightmarish. At present, I am fighting a 16K bogus charge they put through my Amex, fraudulently, after I cancelled my contract because they had never ever kept up their end of the contract. The have supposedly produced contracts to Amex, showing that I authorized this charge on this card for this amount, which I did not. Now I am having to fight with Amex, the bill remains unpaid, and it is hurting my credit terribly.

I would sue them for the fraud, frustration, theft of my time and destruction of my credit in a nanosecond. If you are out there having had a similar experience, please enter your story and join forces to stop these thieves. If you are an attorney interested in litigating against them, please speak up, I am just one broker out 75K and a shot credit rating. There are thousands of us out there. Let's join together and stop these crooks. They belong in jail as much as Ivan Bowsky did! Help, speak up, do something please!
