There are other investors in Montgomery County that are having issues with McCright and would like to join the class action lawsuit mentioned by Chris in his post July 26, 2014.  We would like to contact Chris or his attorney. Chris please provide any contact information.    McCright needs to be stopped and if Montgomery County Housing is going to look the other way, the investors will need to stop them. 

Reading Chris's report I wondered why McCright would waste their time coming back to a unit to reinspect for such petty issues.  If they are getting paid for the reinspection they are picking out items just to make money on the 2nd inspection.  If this is true they are ripping off MCHA and the government.  

From my discussions with Montgomery County investors , no one and I mean no one is checking on McCright.  WE need to stop them and stop them NOW!

There is a data base of investors in Montgomery County and that data base contains around 75% of investors which we can see who has had similar issues and create a large class action lawsuit.

Don't be so sure MCHA doesn't want to get involved. I spoke with the director a few weeks back and have a

documented paper trail from US Congressman Gerlachs office is reguards to a inspection issue.

Thanks for responding Chris.  Since I posted on 8/5/14 I have had discussions with a few more landlords and they have had similar problems. 

Here are my issues:

1. Unqualified inspectors and no consistency amonst inspectors. A landlord told me he was missing a 3 inch piece of weatherstripping taht came off when the tenants moved in.  His place was failed. How is this a safety issue?

2. Always want to reinspect.  Anyone can find the smallest problem in a home that is 50, 60,70 years old.  They want to come back.  Is it because they can bill the government for the reinspection?  I don't know.

3. Retaliation - If you complain they make your life miserable by delaying initial inspections and follow up inspections.

4. Initial inspection appointments are not prompt

5. Reinspection appointments are not prompt

6.  There is no formal complaint process, Your GFI issue should raise red flags that training is lacking but no one cares.

7. MCHA doesn't want to get involved. They are understaffed so no time.

 

If you could respond back when you are ready to move forwardwith the lawsuit and we can contact the attorney directly to provide him with our evidence.  Thanks - Kevin

Kevin. I understand your situation. I have spoken with a number of landlords in Montgomery County and one in particular is a prominent attorney who now has an issue as well. I have tried to contact the owner "Stan" at the number he posted on my report, but am unable to be connected. (The number is the inspection line.)

I was recently failed for another inspection due to the fact the inspector testes a GFI breaker in the kitchen and didn't know how to reset the breaker once he tripped it. I now am losing rent money because the inspector doesn't know how to operate an outlet.

I entered the property upon return to a business trip to California with a video camera. Walked to the GFI and inserted my own tester. Power was off. I pushed the "RESET" button, and power is now on. Poor tenant didn't have use of her micro wave for a week being the inspector told her the outlet was not funtioning correctly.

Tell the others to no longer complain to MCHA, but instead document all lost rents and keep all paperwork issued by McCright and I will give you further instructions. If possible, upon the RE-inspection process video tape the inspectors.

If you remember correctly, 2 years ago a simular lawsuit was filed against the Borough of Pottstown by a fellow landlord friend of mine, (Adam Sagar was the Attorney)  and Pottstown was unable to issue permits for ANYTHING as it was proven they hired non qualified inspectors. To this day the borough is still dealing with this mess  and this is EXACTLY what we plan on doing to McCright if nothing is resolved.
