We attempted to refinance thru surepoint lending who apparently uses NAC. Surepoint attempted to schedule an appraisal for us thru NAC, which we cancelled their work prior to any appointment or meeting. Three days later NAC charged our account and attempted to schedule an appointment. We repeatedly told their appraiser we were not interested in having an appraisal done by their company. We have now been trying to get in touch with NAC and have not received a call back after multiple voice mails left with them.

We never contacted NAC for anything other than an appraisal for refinance of our mortgage. It seems peculiar that this company, after eight months now, is either not willing or unable to provide us or the lender with a copy of the alleged appraisal they did. I am not sure exactly what service they feel they have provided us or the lender.

In regards to the appraisal request sent to our company. Our company provides a service, not just appraisals. The lending and appraisal industry has experienced many changes this past year which has brought many challenges for companies like ours in making sure the process is compliant for all new regulations. With all the changes and new laws, our company has a no refund policy for appraisals which after talking to many organizations and state departments, felt was the best way to handle situations to prevent anyone from getting appraisals done to hit values. There are times, not in all situations or even this case, but several appraisals are done for one property and the highest value is given to the lender who will accept that appraisal. We do not take part in any of this and trying to be part of the fraud solution in our country. I understand the frustration and that is why we do our best to communicate to the owners to finish the appraisal since it is paid. In this situation, we tried to contract the owners several times in regards to their order and received no return calls.
In all situations, we complete the service of the appraisal if there is a change of clients and then legally can reassign the appraisal for another lender or just assign it to the homeowner once the appraisal is paid. This policy is disclosed before the service is paid for, it is disclosed on our website and there is a letter sent to homeowners explaining our policy. We do our very best to make sure customers understand our policy and try to get them to understand the importance of finishing the appraisal once it is started. We apologize for the inconvenience.
