Optimum First Mortgage Jeff Olson, Senior Loan Officer Misled the mortgage rate. In writing, I was given a rate of 3.75% for 7 ARM mortgage w/no cost. Told loan approved. At last minute told me there had been a mistake and the closing cost would be $3000. Fountain Valley California

I was working with Jeff Olson, Senior Loan Officer of Optimum First to obtain a 7 yr ARM. I was given a rate of 3.75% with NO cost.  Was told the loan was approved and he sent me an email confirming the loan would be locked in at 3.75%, no cost. Filled out all the loan papers, and waited to hear from him.  He finally returned my calls and told me there had been a mistake.  The closing cost of the 7 yr ARM would be $3000.  

Needless to say I told him NO.

This is either a case of sheer incompetence or a bait and switch attempt.

Jeff did not bait and switch this customer. A bait and switch is when you take money from a customer, have them go through the whole process and then deliver higher rates and fees on the loan docs. Jeff would be fired if we discovered he ever did that. This was a case of Jeff quoting this customer over the phone, taking the application and then having the borrower send over his documents to see if he qualified. Once we received the documentation we researched the value of the customer's house and it was signifcantly lower than what the borrower indicated initally on the phone. This value changed the pricing and now there were fees to get that rate. Jeff explained this  to the customer on the phone but customer said they did not want to move forward. We never collected any money from this customer. In fact before we collect money and start the process we examine our customer's documents to make sure they qualify and extensively research their home to get a good idea of what it will appraise for. We do not process loans that do not qualify and just order appraisals at any home value. We like to let our customers know exactly what they are getting prior to collecting any money to pay for an appraisal. Again we just dont throw loans against the wall and process them because that will lead to customers that pay for appraisals and end up with worse pricing if value comes in low or denied loans. Hopefully our potential customers can appreciate that. If any other customers are thinking about doing business with us please do not let this review stop you.
