 Principal Managent Group,North Texas division (hereafter reference to as PMG, have uniquely defiled themselves in such a sordid manner which I could never have imagined, at first.Our experience at a 50+ unit condo association in south Dallas County,TX has been the worst imaginable. Before contracting this outfit, we had suffered from massive embezzlement by a former HOA board of directors self-appointed 'president/mgr (see a conflict of interest there?) so obviously were under duress financially. PMG signed a contract to provide 'property mgmt' services and have failed miserably.The customer service is abominable...rude, slow,inept...we have wood trim rotting,driveway asphalt breaking up,paint worn away from stucco,mildew spreading on exterior surfaces,security lampposts broken and laying on ground for THREE MONTHS, partial inept landscape services,no working irrigation for 3 years plus (we who care water by hand when we can. They purposely hold on to dues checks till past the 10th of the month in order to charge bogus 'late fees' ...in my case, I resorted to sending in my payment by certified mail,got signed receipt dated before tenth and still they posted my payment "late". I have never encountered such blatantly devious and dishonest practices in all my life...and I have owned several businesses that were customer service intensive.When Aundria Hicks was confronted by this egregious behavior, the unbelievable sparky response was.."it's just a rumour"...no responsibility or integrity exhibited ,no remorse or steps to rectify the travesty.Her supervisor Stephanie Benham gave lip service to resolving the issue (even when shown this was a habitual practice suffered by several others) ...now Sr. VP Laura Price just parrots lies by Hicks and fails to do a proper investigation and show concern about resolving this stain on her company by her employees. This company, as exemplified by the actions,so far, of Hicks,Benham,and,so far, Price has habitually violated Texas state HOA laws, our HOA laws, and individual property rights of all the honest dues paying homeowners here. This diabolical failure to keep honest,accurate financial records (they also fail every year to do a proper audit of our financials as required by our bylaws) ,abide by contract agreement concerning even basic maintenance issues, ensure our 'board' is in compliance with all applicable laws governing HOA workings in Texas...This is a true ripoff!
