Mellanie Buffington was selling a house that we were current tenants of and had a legal lease for the rest of the year. She then offered us a 400$ incentive to move out early so she could complete a sale to which we agreed and signed a legal contract.. After we moved she cut all contact with us and when we called her work/brokerage her broker said that she did not "feel" that she had to fulfill her legal contract.. It's no big deal it's just who would want a real estate agent with no morals or sense of honor..
This is not the first or the last time this ripoff scam-artist of a realtor will do this.

We don't care about the $400.. We just want people to know your a scum realtor and when people call you out on it you pretend we didn't help you sell a house when we didn't have to.. Just because you took 3 courses and passed a test to get your real estate license doesn't mean your the only one who knows california law. Your "owner" accepted rent after knowingly confirming to our 2 dogs.. So goodluck getting an "instant eviction" as you stated. I just want people to read about you and know you don't follow through on your contracts. It's funny to think you pretend your in the right here and by making us out to look bad calling us "scam artists" and other bullcrap names you can clear your name but lady, it's already tarnished. It takes me 5 seconds to write a review..

Mr. Hoard, I have letters from your leasing agent to the home owner stating you were told no dogs, your contract states no dogs.. If there is a change in this agreement your leasing agent would have to put it in writing, you have nothing in writing, and therefore you are in breech of your contract. I do have a copy of your contract if you need to review it.. Again you said your leasing agent did a walk through with you, I have a letter from her stating she did not do a walk through with you. You state she agreed to the items you stole, Again I have a letter from the owner stating she never gave you permission to remove the items. Your leasing agent can not give you someone elses belongings. I am sure you are smart enough to know that. Also wouldn't that have been in writing? The "contract" you keep refering to between you and I is a piece of paper stating I will give you 400 dollars if you leave the place in the same condition you recieved it in. You did not do that so you are in breech of your contract. YOU ARE IN BREECH, You have are the rip off artist and you are the one with no morals or self respect. No one with any common courtesy would treat someone as badly as you have after everything you recieved. I should have let her evict you, then you could go back to base housing.. oh yeah do they allow dogs? I am sorry you have no one but yourself to blame for your actions.. I gave you every opportunity to do the right thing and you chose not to.... then try to blame me because you could not clean your house and remove all of your trash.. The money was not the issue, how you treated the owner and I is reprehensible and you should be ashamed of yourself. If you would like to keep airing your dirty laundry in public i will be more than happy to upload all doccuments from all the parties (along with pictures) to show proof you are NOT telling the truth. If the 400 dollars was so important to you, you should have done what you contractually agreed to..

This message reply has been saved. This issue ONLY concerns our agreement we had with you which you nullified. The owner agreed to our dogs in person so that's not a valid argument point, the only way we could legally be breaching the contract is if the owner refused our rent due to those terms. Which she didn't and our property manager is a witness to. Looking back I wish I never signed the contract that you are trying to weasel your way out of fulfilling. It's not a matter of whether or not you "feel" like you have to fulfill your contract it's just that.. A contract and we fulfilled our side.. so in turn you should fulfill yours..
I'm also requesting you remove your slanderous statement about me and my wife in regards to stealing the patio furniture and clock.. we have the property manager as a witness when the owner told us we can take it with us and it is not hers. So remove those.
I will be by your office in the next week or two to collect recipts and proof expect a phone call to setup a meeting. It's very strange you stated it cost you $600 to clean a bathtub of hard water deposits and the oven.. so proof of that is going to be needed.
Also has the riverside county court contacted you about the small claims case I opened a gains you? I filed it

It is unfortunate that Mr. and Mrs. Hoard can not take ownership for their actions. The sole reason the owner was selling the property was due to their breech of contract for having not 1 but 2 dogs on the property when their contract flat out states no PETS, then lied about them being their dogs. My fault in this process was not agreeing with the owner to evict them immediatly, before I put it on the market. With an eviction on your record it is extremly difficult to rent again. The Hoards are young and in the military so I was trying to do a good deed and as the saying goes.. "No good deed goes unpunished".
Here is what really happened.. The Hoards needed to move they said they had no money, so I asked the owner to release their whole deposit and key deposit before they moved out so they could rent another home that allows dogs. I did this with the promise from The Hoards that they would leave the home in the same condition in which they rented it 6 months earlier (minus painting). They agreed then came back and said we cant aford to move because we do not have a refrigerator, so again I asked the owner if she was willing to give them the refigerator, she agreed, then the Hoards said we can not move because we do not have a washer and dryer, so I again asked the seller and she agreed just to get them out. Then they came back and said they wanted 2000.00 dollars for a moving company to move them. Now remember they were going to be evicted and would not get washer, dryer, refrigerator or their deposit back due to their breech of contract for having dogs. Yet trying to help a young military family I believed their money was tight and I said if I do your final walk through and the house is just as you moved into it I will give you 400 dollars for moving expenses (this would save me time and money if the house was ready for the buyer).
Well as you can guess.. they house needed cleaning so I had to pay a house keeper, pay someone to remove their pile of trash in the garage, pay to have the house rekeyed, pay to have the hand rail repainted as the left huge gauges in the hand rail from removing the refrigerator (they did paint it but in a flat paint and dripped paint all over the carpet). If that was not bad enough the Hoards stole the patio furniture and the clock that was hard wired in the home. The Hoards claimed the owner said they could have it but I have a letter stating this was incorrect and I was standing there when the patio furniture and clock were talked about and she never gave them permission to remove it.
The fact is slandering someones name and company when I went the extra mile shows the lack of charecter and morals. Had they done what THEY AGREEDED and PROMISED then I would not have had to pay for all of the items to be corrected and we would have all left on a good note. The owner wanted to file a theft report because of the complete lack of respect for the contract and her items that they willingly removed from the home, I again asked the seller not to as Mr. Hoard is a marine and I was trying to just end this nightmare.
As far as contacting the owner of my company they did so and the owner contacted me and I supplied her with all the reciepts and the letters from the owner and their leasing agent showing The Hoards were not telling the truth, she expressed to them that they did not keep their end of the deal and left it at that.
As far as contacting me.. they went on vacation and even after they moved out I still picked up their fed ex delivery and delivered it to their new home. They stoped contacting me when The owner told them they were in the wrong.
Let's review.. The Hoards breeched their contract and because I did not want to see them in legal trouble, I helped them get all of their deposit back, get a refrigerator (only 3 years old), washer and dryer and as a bonus they got a patio set and a new large wall clock (the items they stole). I would say the Hoard made out pretty good and should be ashamed of their behavior.
