As a Realtor in S. Florida, I hired this company to complete swimming pool repairs on a foreclosed home in Coral Springs.  Once I confirmed repairs were complete, I paid over 1100 to REO Rescue and Preservaction.  Several weeks later just before closing with the new buyer a lien was placed on the home by the subcontractor hired by James Hussher the owner of REO Rescue and Preservation.  The subcontractor was never paid and the contractor could never produce receipts showing that he had paid the pool company for the repairs.  I was forced to pay from my own pocket to have the lien released for the new buyer.

What would a landscaper even have to do with this matter?  I know of this landscaper, I fired him for contacting another Realtor with a couple grass cuts over in Southwest Ranches.  It is a cardinal violation to tell a Realtoor you will work cheaper for them and cut me out as a middleman.  He did so and was fired.

But it was NOT this Realtor, and his landscaping company does not do pool repairs.  Why is he "horning in" on this matter? The pool company he mentions is not the pool company involved, either.  This is stalking behavior, he has weirdly Googled me and thrust himself into various things for years now.

I billed Realtotor as "job done" and she did pay me.  But called days later stating that pool water level kept dropping,  I try to give 100% satisfacttion so I hired a company claiming to do pool repairs.  Several days later he called said the leak was fixed, water back up to its normal level.  Realtor checked, it had leeaked back down again.  Same level, where 3 stairs descend into poool.  The leak was right there.  I told pool repaiir co he needed to drain down a bit more and apply patching compound before refilling.  He didn, but said he did.  While I was into that third go-around with him, Realtor said she sold the house . He billed us and said he would file a liien and disruupt title search if not paid.  I do not pay sub-contractors for shoddy or incomplete work.  And I advised Realtor not to pay him but she did anyway, feardul of losing her sale and commission.  She then demanded I reimburse her and I reminded her he hadn't fixed the leak.I told her the the pool co was ripping us off.  She had ignored my advice now she was stuck with the tab.

Agrees- Hussher is Scammer and Cheat

We did work on a large property in Southwest Ranches Fl. Had to rent equipment to complete job- We received 2 small partial Payments from  Hussher, Not totaling anywhere near what was due. Finally after 3 months of run arounds We contacted the Broker to get paid who issue d a check for 150.00 leaving nearly a 1000.00 unpaid. When we went back to Hussher he claimed we were trying to steal his client and refused to pay.

Coastline Pools had to Sue Mr Hussher ( Broward Clerk of court site Confirms) His excuse for not paying -- Ohh they stole my Credit Cards.

Hussher is a Lie, Cheat and thief with a long Criminal record in Flo ( Fl dept of Corrections Site.)
He is a Disgrace to Honest Hardworking individuals anywhere ( Ex Us Military but a complete Disgrace to even claim he served. The Military is Honorable ( Hussher is no where near Honorable)

I am Pushing the Broward DA to try and get Felony Charges Filed against Him him for Fraud and Theft. Anyone else who has been ripped off please contact me

This Realtor basically acknowledged everything I said in my rebuttal.. The only thing she does not seem to understand or believe is that this pool company has been pulling a scam.  He has contacted every Realtor of mine he did work for with this same, "I haven't been paid" deal.  He has no explanation for what he has been doing with the thousands of dollars I paid him over the last 8 months, apparently his secretary/bookkeeper was just not entering payments against outstanding invoices. 

I paid him over $1900 in February and he said it was all applied to a home in Miramar.  The bill for that work was only $850.  He then since has sent them a lien notice, too, claiming he was never paid.  He goes around to every Realtor and tells them he hasn't been paid at all.  The proper remedy for this situation would have been to sue him for filing a fake lien.  But she was in a hurry to cloase and she chose not to do that, instead she paid him again.

Please avoid James Reo Rescue Preservation

This guy is a LIAR and CHEAT!! He sent me an invoice to pay him once the work was complete so I took pictures and paid him in full.  My buyer went to close approx 30 days later and there is a lien on the house for non payment.  When I asked REO Rescue to show proof of payment for my property address he sent credit card receipts showing payment to the subcontractor but without my property address and the subcontractor says that was payment for the 5 previous homes he was hired to work on.  Since Reo Rescue could not show even a paid receipt from his subcontractor, I had no choice but to pay to release the lien from my home so that the buyer could close.  Please avoid Reo Rescue Preservation because you will be sorry.  He has no remorse for what he has done to me and comes up with every excuse there is not to refund my money. He will justify robbing you in his own mind so just DONT USE HIM!!

I am very sorry Ms. **** felt "ripped off".  I did pay the pool company /subcontractor - reluctantly because he had not finished a leak repair of her pool, and I was withholding payment until he did complete.  Ms. **** knew that.  The sale closing was approaching, however, so she paid me by check; I in turn paid the pool company, by credit card. 

That pool company had worked for us for about 8 months with no problems with billing or payments.  I usually just paid them a set block of money, $500, every month.  I sent Ms. **** two credit card receipts showing I had paid the pool company $1,000 however the credit card receipts didn't specifically show her address so she wouldn't accept them as proof of payment.

The pool company suddenly started double-billing me, also billing my Realtor clients for the same work, and filing liens to get paid a third time or to intimidate these Realtors into paying him a second time.  I explained all this to Ms. ****.  She chose to pay them again anyway, because she was afraid a lien would destroy her sale.  Understandable.  However her demand to then have me reimburse her - and thus I would be paying the bill twice - is unreasonable.

The pool company also illegally charged $900 more to my credit card without my permission.  That and the fake liens and billings yet Ms. **** chose to believe them, not me.

It is our policy to not allow direct contact between our Realtor clients and our own sub-contractors.  Too much "poaching", either the Realtor then tries to hire the subcontractor to work for them directly and cut our company out, or the sub tries the same.  These are the types of situations that happen then.

I wasn't even made aware by either the Realtor or the pool company that her pool leak had finally been completely repaired, she had told me it was still leaking and the pool company kept stalling to go back out.  Next thing I know, Ms. **** calls and said he had fixed the leak and she wanted to get him paid ASAP, before the closing.  Why, I do not know, unless she had some foreknowledge that the pool company was going to lien. 

A mechanical lien is not usually placed within mere days of the invoice!  Nevertheless, I paid him.  Now he says I did not and he held up the Realtor for a double payment, which she paid against my suggestion and in spite of my receipts showing payment.  She just did not accept the receipts as proof.

In summary, Ms. **** and the pool company made their own private deal without me and now she is handing me a bill for the poor result.
