This is the 5th house I've built. I've never had so many headaches with all my other homes combined as I've had with SMC Builders. Initially to even get the plan finalized, took him months.

Every step along the way there was a delay. He promised me the house would be done on the 31st of October. On the 29th of October I heard from one of his subs that the house would not be complete. He was on vacation and didn't bother to call me!! He left myself and my three children homeless!

He made promises of subs showing up and they never did, and the worst part about this house is that it is costing me over 20K more than his bid! Additionally, he took draws for items that I didn't need. Today I realized his bid doesn't even include a driveway-- he said I have to pay for out it out of pocket. What builder doesn't include a driveway?!

Do not use this builder. He is a scam artist. He acts like he cares about your needs at first and then he screws you over once you sign a contract.

It's great to hear we were not the only ones that had significant problems with SMC Builders and Scott Miller. Our house was built about 3 yrs ago. We have had nothing but problems and paid soooooooooo much out of our own pockets - Close to 15K. The plumber has been here several times, and several other items have broke in the house and Scott has not stood up to his supposable 3 year warranty. The whole building process was completely unorganized and a disaster. We were given so many promises and none of them came true. If we did not babysit the entire project we would have had more issues that would have costed us more money. The contracts did not reflect the actual costs. We got a LARGE bill at the end of the building process, for all of our supposable extra's. For the most part the sub-contractors were great, Scott does not bid the complete job. My frustration on this whole process was the amount of money that came out of my back pocket that should not have. I never changed ANYTHING on the contract, no extras. In fact we did alot of work our selves, ie construction cleaning, touched up walls and patched holes that were created by contractors, installed all of our light fixtures (that we PAID for not part of the contract) and many other items. I would not recommend this builder to anyone. Unfortunetly, we will NEVER build again. This process was horrible and very stressful.

SMC builders have been building homes in the Dane County area for nearly a decade I know Scott Miller and yes he can be a bit unorganized however most builders are, what he is not is unethical he is a fair guy both from a personal perspective and professionally.

I have been a builder for many years and one thing is certain you will never make every buyer 100% happy. In the last 2 years as the economy has become more difficult, the consumer has the power and with that power comes a mis guided sense of greed...
To the person who started this complaint I question the validity of the issue. 5 homes? that sounds like you may be a Speculator? Not sure but if you indeed built 5 homes then you understand the process better then most, if you were so unhappy why did you authorize the construction draws if the work was not done to your satisfaction? Furthermore why didnt you document the mis represantation and submit the issue to Scott and your financial Institution to remidy the issue prior to the closing?

It really seems like you may be the type of person whom like many ask for additional items after the original cotract was agreed and signed, at a cost and burden to the contractor... Im sorry you didnt have a great experience but to slander and in effect attempt to destroy a man's reputation is grotesque and completly unfair.. With regards to the driveway I have built nealry 75 homes and I have never thrown in a driveway, an approach yes but not a driveway VJ

I firmly beleive that your report is more a hoax and jumping on the band wagon type of comment. Would you please be specific when you post on this site, rather than subject the public to mindless drival? Are you a business owner accredited through the BBB? You have to pay for this service and in order to have an "A" rating you have to be a member, but I'm sure you already knew that, right? Perhaps some clarification on your part would help us all understand, but then again, as you berate the sub for not posting his or her name/business, you really aren't much better.

I wonder if, after building 5 homes, were you able to or willing to use any of the previous builders? Just trying to obtain some type of rationale to your complaints of this particular builder. Good luck in the future.

With all due respect, anonymous sub contractor, I do know how the building process works since I have built 5 houses.

I understand you being a sub, you want your employeer (Scott Miller, SMC Builders) to be successful and keep providing you work, hence, the posting on this site. Unfortunately, you do not know or understand all the circumstances that I went through with this building process.

I know some areas where I went over my budget and signed off on those items but it was nowhere near $20,000. I kept very detailed records through the entire process and am very careful with my spending. I would like to see copies of the contracts where I signed off to an extra 19K.

Another disappointment came two weeks after we moved in. I woke up on Thanksgiving morning to find my basement flooded. Family pictures destroyed, furniture ruined, baby books damaged beyond repair. This issue has been resolved with the plumber but just another example of my frustration with this entire process.

Although Scott Miller may have told you he paid for a hotel for me and my family, that simply is not the case.

We moved into the house in November. I supplied a punch list to SMC Builders immediately after we moved in. I have been asking SMC Builders about finishing the punch list for months! I haven't been given a final walk through which is typical with builders and clients. I was told yesterday by Scott Miller, and I quote, "We are working on a home now that the customers are happy" and that someone would get back to me. Since I'm not a happy client, it appears I am put on the back burner. SMC Builder's website indicates homeowners issues will be addressed within one week. I've been waiting 4 months!

Obviously, I am not the only dissatisifed customer of SMC Builders. It appears one of his clients from Janesville had the same exact type of experience.

Please file something there because many consumers look up information at that website about different companies. While it is nice that you posted that you received a nice, quality home as the end result, you should not have had to go through all of the stress!

Perhaps the homeowner met all of the deadlines, but given SMC's lack of organization skills, the paperwork didn't get to the subcontractors thus putting a delay on moving forward in a timely fashion.

Well, well, well!!! Looks like SMC Builders (A.K.A. Scott Miller) has ANOTHER UNhappy customer! Ms. Middleton believe me, I feel your PAIN! Scott pretends to be your friend and is extremely nice to you in order to get the contract signed. He informs you that he will be by your side every step of the way. He tells you that he will be at the property managing everyone and if something happens the owners will be first to know. He tells you basically everything that you would want to hear from a contractor but once the process has started you are asking more questions than receiving answers for! His contract is extremely vague and when asked specific questions he tells you that everything is included that needs to be included but you come to found out later on its NOT included. Even things that were listed in the contract he later tried telling us weren't included. CHECK the contract totals. I guarantee, when you add up all of the itemized amounts it will NOT agree with the final number listed. There will be a difference of $30K-$50K!!!! Part of this is part of his earnings which doesn't include a few thousand dollars added into some of the itemized amounts. Scott DID NOT stand by his word AT ALL! We were lied to almost every step of the way!! Ultimately, we did 100% more work then he did. As far as the sub-contractors.....Most of them did an outstanding job. The problem wasn't with the sub-contractors it was with Scott because he is EXTREMELY disorganized! He couldn't even tell us what was happening at the house or if specific sub-contractors showed up. Of course, the sub-contractors do not want to say anything negative about SMC because he is the one providing them with business.

I WILL NEVER build another house with SMC Builders and I will NEVER refer him to any one!!! EVER!! Believe me, ALL of my friends, families, co-workers know NOT to build with SMC Inc!

I am also aware of other UNhappy customers! Bottom line DO NOT trust SMC Builders!

I am a subcontractor who worked with SMC Builders on this home. Based on my experience with SMC Builders, they are a professional, reputable company.

I have been in the construction industry for several years. The building process can take several months from the planning stage, bidding and the construction. In my opinion, SMC Builders provides excellent communication with their clients and subcontractors throughout the entire building process.

All general contractors provide a contract and allowances for everything needed to build a home. If the client makes selections that are over their allowances, the client is responsible for the extras. This is why it is very important to read your contract before signing it so you know exactly what is included in your allowances.
I happen to know that this person knew what their allowances were and signed contracts to order materials that were 19K over budget.

Furthermore, the homeowner must make product selections so the builder can place the orders. If the homeowner does not make these selections by the builder's deadline, this will delay construction. I also know that this person did not make selections by the deadlines given, and this caused delays in the construction of the home.

In addition, I also know that SMC Builders did not leave this person homeless. SMC Builders paid for a hotel room for this family to stay in for a week before the home was complete.

SMC Builders is NOT a scam artist and will NOT screw over his clients. I have worked with many clients of SMC Builders, and all of their other customers have been extremely happy with SMC Builders.

I'd like to add to my comments from my initial posting. On the builders behalf--he feels he and his subs bent over backwards to get my house done. The house is very nice and good quality.

If you'd like a quality house, SMC will do a nice job for you.
