Terry Hale Real Estate Training specializes in teaching and training on commercial real estate properties. Mr. Hale achieves this by providing an array of tools that show his clients how to get starting and be financially successful in the real estate industry. Mr. Hale stated the following about his company, "I provide both a teachable platform of eight different curriculum's that span across education to get started in commercial real estate both for beginners and advanced seasoned pros.

Leads for Terry Hale Real Estate Training are obtained primarily through word of mouth due to their excellent reputation. Mr. Hale explained the sales process for potential clients, "I go through the fundamentals of the business over a 6-week personal training by me. What I do is I walk them through the 6 steps which are to find, prescreen, evaluate, structure, negotiate, and then to facilitate the team so it can be put on autopilot. Then they create passive monthly income."





CUSTOMER CARE & COMPLAINT RESOLUTION – TERRY HALE, HALE PUBLISHING

Mr. Hale was asked to describe a situation where a client was not satisfied with the level of service they received. Mr. Hale was happy to state that he has yet to receive a complaint outside of the complaints posted on Ripoff Report. He additionally explained his escalation process, "If a customer was dissatisfied or what have you I would address it right away but because I do my own coaching and training personally. They have my personal cell phone and they are able to contact me and they are able to email and text message me and we are on the same page."

When asked to comment on complaints posted on Ripoff Report's website Mr. Hale expressed that the reports on Ripoff Report deal with unrealistic expectations from a client and from an individual who requested that Mr. Hale be his mentor. Terry Hale is one of the greediest mentors out there, beware! Im writing this as he is currently threatening suing me ... his student!  he provides good info on how to search loopnet for desperate sellers , and try to get them to finance the deal with very little down... but not worth $15-30,000 plus on top of that he will want 40-50% of your deal when he's putting in no money what so ever.. ! He claims his knowledge is worth the 40-50% of the deal on top of the 15-30k Greedy! 

Heres some red flags, after spending 2-3 days with him in a conference room at a hotel, he will ask that you spend 5,15,or 30k for mentoring... the 5k level gets you his cd's where he talks about everything he just talked about for the previous 2-3 days... He will upsell you to the 15k level where u get 6-8 conference calls with him, and access to his email so you can submit deals... for 30k you get his phone number... Red flag #1 ...Mentors should be free... If you are scared about investing in Commercial Real Estate call a commercial real estate agent... free
Red Flag #2.... UPselling people to the 15k level... 5k is enough but squeezing more money out of me was a big red flag...HE even made me sign a contract that it would be $7500 down and $7500 after we closed our first deal.. I never closed a deal with him .. due to him wanting 40% I actually let another investor know about it, and now he's threatening to sue over the balance of $7500!  beware of this greed! 
Red Flag #3 We were set to close on a deal I found, I negotiated from 185k to 130k with 20% down.. he yelled at me and made me feel like an idiot for doing so.. he preaches find motivated sellers and put very little down... this just isn't a reality.. the deal i found was 1 in 10,000... finding a deal like this with no money down is truly 1 in 100,000... and terry hale preys on this... he will try to upsell you to his top level at 30k to help guide you more... he claims... big red flag. squeezing even more from his students..
Red Flag #4 Going into the 15k level he never mentions he is putting in no cash whatsoever , in my thoughts he would be going in 50/50... we even had another deal on a group of triplexes and duplexes in NY; where he said how do you want to structure this 50/50 i said sure,, and again we were putting in 30k , he said when can u put in the 30k? confused i asked u mean 15k.. he said nope I don't put in anything.. my 50% is for my knowledge..! I own lots of single family homes and manage them myself,,, how could managing a few triplexes be worth 50% of the profits when he is putting in 0!
Red flag #5 I would submit deals to him via email.. .since i didn't have his phone # at the 30k level and he would dismiss them saying they weren't good deals.. I would find out later and LLC had closed on it with very similar terms that i had negotiated.. hmmmm pretty sketchy
red flag #6 he made me sign a contract I would pay him 40% of self storage deal.. I was out of town and had a buddy sign for me.. after discussing it with a  commercial real estate agent, he said no way .. don't do the deal.. giving away 40% is nuts... which it was.. i had another investor buy it who took me under his wing and showed me how to run a self storage facility free of charge.. this is what a real mentor does.. if you must have a mentor,,, attend your local real estate club and find someone.. free! a year later, i got an email from terry hales attorney requesting 144k on a deal a never bought because he said it was now worth 500k.. he was demanding the 144k within 15 days!,,what mentor does this? several red flags here   A) who has 144k laying around b) i didn't own the deal c) I didn't sign the contract my buddy signed for me c) the property hadn't sold d) i never went into the deal with greedy terry due to him wanting 40% on top of the 15k on top of him not putting any skin in the game.. my contract with him which i never even signed said IF u start an LLC with Terry Hale he gets 40% .. never happened.. Terry wanted us to pay an attorney $2000 to do this,, i found out later that attorney charges half of that, just another way terry hale is scraping money off his students.. Terry was to pay $100 towards the deal.. This never happened.. and several other details  of the contract which never happened.. 
Red Flag #7
I asked to meet Terry In Person for lunch.. his response NO.. we don't need to do that, Meet me for golf.. no... Fly to Florida with me to check out the project.. no , there aren't any direct flights, and I don't have time...  
Red flag #8  Terry claims no money down, no credit, no cross collateral .. heres the truth...sellers all want something in it.. no ones going to just give away there deal. If terry does bring in other peoples money they want 30-40% terry wants 40-50% and your left with 10-20% on a deal u found, negotiated and put together! this happened to another one of his students I know! Steer Clear of this Greedy Guy u can do it without him..

A Reflection Years later

"Its been many months  since I wrote my review and since I can't delete it, I'd like to reflect on it a bit.. 

 

I was heated at the time but now many months later after having time to reflect, I see a different light. Also I never attended one of Terry's live events. I contacted him for help and he made an exception to help me without attending an event. You normally have to attend an event in order for him to mentor you. I understand now why that is so important and I wish I would have taken time to go to one of his bootcamps.  Terry is a good mentor, he toughened my skin and taught me alot of valuable info..I even thanked him in my new years day post just a few months after I wrote my initial review..   addressing my red flags below  #1  Looking at what other mentors charge and even working for a few of these mentors,  he's really good at what he does and worth the money.. for me i need a mentor i pay for to push me to actually do it.. most people never actually do it .. if its free most likely you won't do a thing..    #2 $7500 was a very fair price and $7500 after we closed a deal was a fair deal.. him wanting more was a reflection of the time he was spending with me.. of our group, I was the shining star and was bringing him deals almost daily. Terry is also the only commercial speaker that personally does his own coaching and doesn't farm you out to a company. That in itself is worth the money I paid. I wasn't just a number.   #3 again wanting more $ from me was a reflection of his time... i get this now. He spent a lot of time with me, molding me in the direction I should go.  #4 miscommunication about the no money in thing. He actually provides the investors to use so it doesn't have to come out of your pocket, I choose to put my own money in the deal and I didn’t have to.  #5 I have no proof of him closing deals i bought to him , this was hearsay on my part. #6 Actually we agreed I would pay him 40% of the first self storage deal.. I was out of town and had a buddy sign for me.. after discussing it with a  commercial real estate agent, he said no way .. don't do the deal.. giving away 40% is nuts in his opinion... i had another investor buy it who took me under his wing and showed me how to run a self storage facility free of charge Although it probably wasn’t the right thing to do, it happened.  I got an email from Terry Hale's attorney requesting 144k on a deal technically I never bought because he said it was now worth 500k.. I understand now how he could of got upset that the deal went on without him. Since then, we have put this behind us because it is not worth the negative hassle and litigious fight. If I could go back and fix it I would have done it with Terry. To this day, I don’t regret having Terry as my mentor. 

#7 Terry didn't want to meet in person...well that's not entirely true. He did invite me to attend one of his events but I declined do to a busy schedule. His wife was about ready to give birth and our schedules didn't work out where we could meet up.   #8 The no money down deals are out there, you just have to look. Most deals will however require some down.. and if your not bringing that money into the deal and someone else is, you should be happy with any cut considering you're in the deal with none of your own money.. its essentially a win / win. As I said previously, Terry has the investors so that's something you don't have to worry about.  

 

In conclusion ,  If I had to hire Terry all over again I would do it in a heartbeat. The info I gained was absolutely worth it on my real estate quests and it's information that I will be able to continually use. It's helped me to further my real estate portfolio and his 1 on 1 approach with me has proven to be invaluable. I should have contacted him regarding my concerns instead of posting them first. He really is a good coach/mentor. Aaron Wicht

This is Terry Hale, all of the information this guy put here is total BS. I have it all documented and the truth is I got cut from this deal in Florida - you can go on his Pooltime review and see complaints from his actions to his customers (not pretty) if you want to believe this nonsense its nothing more than drama!

I have NEVER met this man face to face, he called my office to try to work with me - yes there was a cost and all he did was try to get me to do it for free. Who works for free??

He told me he would do a 50/50 deal and pay me later from the procceds - then wanted me to take 40% then 20% then finally cuts me out of the deal.

He signed agreements with me that I have (*PROOF) but then says he didnt do the deal with a guy from San Diego - then later admits to flying to FL and managing the deal for free!! Who works for free??

Im all for the TRUTH and I live by ethics, I have never seen someone take take take and then go out of their way to try and turn tables like this and in the 15 years in business I have never had a bad review - until now.

He calls me "greedy" so my newest book will be appropriatly called "Protect Your Greed from Scammers"


By the way, at the end of the day "RESULTS" matter and he actually compliments me (I have proof on other posts and documentation of not 1 but 2 closing) I'm the real deal and that's why he has done 2 commercial deals - this is a waste of time - do the right business and you will always win.

I will prevail.
