I just read another post here on Ripoff Report regarding good 'ol Gene. I guess he ripped someone else off in a joint venture. He uses people for real estate acquisitions then dumps them like the psychopathic narcissist that he is. Both he and his slimy ex car salesman, right hand man, Jerry Anderson, use their charisma to dupe naive aspiring investors into finding properties going into foreclosures, for their own personal gain. They have a 50/50 Joint Venture agreement that you'll never see after you sign it. If you give the slightest hint that you are questioning anything about the deal, they'll dump you immediately but not until they've used you to dupe more people into paying $7,000 for their mentoship - membership that is supposed to be life time but it's up as soon as they get sick of you and realize they can't use you for anything else.

Jerry cries on command while Gene watches the academy award performance in awe because narcissists have no idea what crying or compassion feels like unless they are manipulating someone. It's totally foreign to him.

I too was duped into locating a property and Gene Boykin had absolutely NO intention of paying me. I was the boots on the ground and did everything, pay everything out of pocket; recording fees, locksmith, utilities, clean up, time, etc while thinking entire time that this is a 50/50 split but Gene NEVER intended for me to get paid, period. He used me to get more students on his zoom classes, Youtube, TikTok, etc. I got absolutely NOTHING out of the deal but a negative checking account. That deal should have yielded $1,000's but instead, it goes in Gene's pocket. Not only that, he cut me off the coaching and academy that I paid $7,000 for - Breach of Contract. He was supposed to teach me how to do my own deals from start to finish but instead, I walked away, pennyless.

These SNEEZERS are bad news and it is only a matter of time before Gene finds himself back in prison for fraud where he served 5 years previously for drugs. One would think he would learn his lesson. Hopefully, his accomplice, Jerry Anderson, goes with him. Jerry conned $50K out of 2 brothers, crying their eyes out in Houston, for a one-on-one with Gene. Their "Roundtable" is $12,000. You will end up paying A LOT for these bozos as they add on frivolous fees and since you're already committed (-$7,000) you're not going anywhere. Oh and during your zoom classes, he'll go into classic narcissistic rage on you, in front of everyone. He'll blame whatever it is on you and try to mentally tear you down. There's no shame in his game. DO NOT WASTE your time or money with them. You will end up losing everything. Look elsewhere for a mentor. NOT WITH GENE BOYKIN, JR.
