On March 23, 2009 Tika Properties made a verbal deal to accept an offer for the puchase of a property.  A contract was signed by the Seller and faxed in.  An email later followed confirming that the deal would be executed. 


The return of the executed contract as discussed never followed.  Instead after a delay of 6 days, TIKA properties returned the contract revised to terms that were not discussed.  In fact, they retuned it with terms that sought risks no one would dare take.


They required the Buyer who was approved for a mortgage and proceeding with a VA loan to purchase the house as a cash sale and close in a period of 19 days.  While we know that the Buyer could present the funds ahead of time and collect them thru the mortgage at closing, a mortgage process from start to finish in less than 19 days is near impossible.  It was cear that this Seller wanted the Buyer to walk away from the terms so that they could accept another offer without formally rejecting the offer they had verbally and in an email agreed to accept.


The Buyer was purchasing their first home.  The Buyers family was aware of the Sellers acceptance and the Buyers Spouse is on Active duty serving this country.  This is a nice way to Honor our Red, White and Blue!  Pass them off the next highest bidder.

On April 2, 2010 Tika Properties signed a contract to accept a counter offer that returned to this Buyer and Seller's original contract properties of a finance sale and work with contingencies surrounding inspections/appraisals that are traditional to the home buying scenario. After communications and compromise it was discovered what the root causes for their changes and request for cash sale was.

At this time the Buyer is pleased to be in contract for the property that they originally wanted and under the terms that they originally requested with small compromise and changes to their original offer.

The Buyer is looking forward to a smooth closing with this Seller despite an unexpected rocky start.
