Topnotch realty does nothing for our community gasner and his wife marylin are too busy buying new suv's making them selves look pretty I have interviewed hundreds of home owners from the silver ridge sub divivision half of the home owners either have no clue about who these people are,some of the haitians,and hispanic non-english speaking home owners could not understand their purpose.

Ive walked from door to door asking these innocent victims what do you think of top-notch realty every one one had a pissed off answer no one absolutely no one had a positive output about these crooks there are 440 homes in the subdivision topnotch's only responsibility is to write harrasing letters about people that are not cutting their grass that is the fraud,the front that is forward to fool you into believing that they are doing something really serious to benefit the home owners.

there are two retension ponds that topnotch hires illegal immigrants to maintain for next nothing in price that is the only so called maintenance that they do all of the easements,streets belong to orange county as to why the home owners pay the taxes to county for maintenance.

Topnotch is getting paid for 440 homes including interest,and are doing absolutely nothing for our community The dbbpr is now investigating these crooks,fay lewis,gasner guerrier,and marilyn.For years no one can make a suggestion or express their opinion with the vice president fay lewais calling the cops to have you removed,when you attend the meetings walking in yo notice 2 rows of chairs by the time you get there the meeting is over.

Per Florida Law, the financial records are available to all homeowners.  All they have to do is request to view the reports.  A copy of the association’s budget was just mailed out to all the homeowners for the current year 2015.  The HOA fees are $138 per year per household.  These fees pay for more than the management company. They also pay for the landscaping, water and power for the irrigation, insurance for the community, off-duty officers and much more.  This homeowner received a copy of the budget, all he has to do is read it.  None of the board members for Silver Ridge HOA receives any type of salary.  They all contribute their time and efforts voluntarily. 

This particular homeowner has not paid his association fees for over a year.  As a management company, we send out delinquent notices every month.  The last notice states that if we don’t hear from them within 15 days, their account will be sent to collections and there will be additional fees added on to their balance.  Once a homeowner gets 12 months behind, they are sent to collections.  All a homeowner has to do is call our office and set up a payment plan to get caught up with their delinquent accounts. 

This particular homeowner was sent to collections after being delinquent for one year and failing to contact our office.  This is why he is so upset.  The collection company even waived their fees to help him catch up.  That was to no avail.  As of today Feb 9, 2015; he has made no effort to pay his delinquent fees for 2014.  He recently showed up to one of the board meetings and behaved belligerently and was totally out of control.  His threatening attitude compelled the police office in attendance to escort him out.

 Fay Lewis is the president of this scam along with gasner guerrier along with his wife Marylin Vince are the scammers  of Topnotch Realty HOA So called services,when you attend if you do'' the meetings as yu arrive the meeting is over that's because they start the meetings before you get there,there 440 homes plus that these crooks are getting paid to do nothing but pay themselves a pretty salary 440 x130 dollars=57,000 plus interest rates etc...That is apretty good salary for for the board.

Ive been in the silver ridge subdivision for 14 years I and evry home owner that interview  cannot understand what they are doing for the community,nor they will provide us with any financial info when you attend the meetings fey Luis hires a police officers to shut you down immediately when you bring up such subject in my case I was was thrown out by a hired orange county sheriff.
