This should be CRIMINAL.
Had the misfortune of a answering unsolicited phone call from this “investor" and told me they were looking for rental properties in my area. After continually calling me for a few days, the investor came to the house and had a meeting that lasted hours.
At the end of the meeting I was talked into a purchase price of $400,000 for a property I didn’t even plan on selling. I later learned that at the same time, the "investor" had already assigned the contract to a second investor for $500,000 – with the agreement that the second investor would pay a $100,000 assignment fee to the original investor.
Once the “investor” makes contact with someone, they start “working” on them. They are professionals at getting close and gaining trust. They are charming and know how to obtain information about you that will help in their dealings with you. In just a few short conversations they will find out private information about you and then use it against you.
These people perpetrate fraud, and they are good at what they do – separating you from your money.
Here is what I have since learned about these frauds and their so called "real estate investment"-- they bring no real value to a real estate transaction, they quote wildly inaccurate numbers on comps, ARV, repair costs, etc. They seem to be fresh from a local meetup or guru seminar and they are interested in jumping into the real estate industry with no funds of their own to invest. Their actions strike me as not just operating in a gray area but tending toward outright deception (especially when it comes to getting a property under contract with an uneducated and inexperienced seller).
I am clearly not their only victim and looking for others who have experienced similar.

The name of the person making this post is fictitious and the story is patently false. Further, the date of posting coincided with the date of separation with a former employee and multiple instances of cyberstalking at various websites maliciously targeting the Company and its Owners. The "Editor" of this website has been notified of the fraud associated with this post though has declined to remove it. The Company and its Owners enjoy an outstanding reputation, have a considerable record of satisfied Clients, and are devoted community builders. Anyone seeking credible facts are advised to look elsewhere.

You can embellish this all you want but the very simple bottom line is YOU stated YOU didn't want to sell, yet YOU agreed to sit there and listen to their pitch! If you had a backbone you would have said "I'm NOT interested!" and there never would have been any hours long meeting at your house!
YOU and ONLY YOU could have and should have prevented this. Get a backbone and stop playing the role of somebody's doormat!
