In 2004, Vanderbilt Mortgage and Finance bought out a lot of the mortgages from Oakwood Acceptance and other mobile home type lenders, and they have given me no end of grief over insurance and late payments. I have kept my insurance continuous, but they keep harrassing me saying that they haven't recieved proof of insurance, and threaten to add their own insurance involuntarily. I am in the military and I don't have time to deal with them. In most cases, the insurance company notifies the leinholder if the customer lapses the insurance, and if they keep it up, everyone goes about their merry way. They cause me no end of headaches over nothing.

in 2001, i bought my first home, a clayton. (Who-h*o) everything was fine for the first two years, until i recieved a letter that my payments were going to go up 100.00 well, i got my OWN insurance and guess what? i got escrowed again 200.00 more.

i went to the insurance company to downsize my insurance and the agent tells me that it has NOT changed in the past two years. so i get a copy and my origional contract ( which it was like pulling a tooth to get) and i go to a lawyer. she calls them and asks them what is going on, they give her this story that the insurance has went up, and she tells them no it hasn't, then they try to tell her that the interest rate went up, (i am on a fixed rate)

after everything was all said and done, i had over-paid those people 2000.00. and where was the money? not in my account. it took me about a month to get everything lined out and they would not give me a refund (naturally) and they would not apply it to my payments so they had to attach it to the end of my loan.

i admit, i felt stupid over this ordeal but the worst part is when i paid my original payment, my friendly and smiling account rep. told me that i had to pay the (increased) amount or they was going to call the sherrif and have me evicted from my home.

i don't see how these people can get away with this. it doesn't do any good to complain, because they make it feel like it is YOUR fault, and you hate to answer the phone because they are mean to you. and the worst part, is that if they can;t get you, they contact your family and get rude with them.

if i had it to do over, i would have NEVER mortgaged a home with these people. for what i pay them a month, i could have built a nice home. I think these people are evil and they must be stopped.

Vanderbuilt Mortgage and Finance--Ins.may be life insurance that they are trying to get you to pay for too.

Hi, Ed,

First, your efforts with the military are greatly appreciated!

Next, I couldn't understand that if we were charged within our monthly payment for homeowners insurance, why would VMF be requiring extra insurance. I asked for copies of our paperwork and they only sent part portions of application for loan, loan contract, and parts of ins. policy. Now that was nice, ha ha. And pay off amount was far more than two years ago. So I studied and found Home First Agency.... guess what... that "new" business in the same area of Maryville that VMF is in, is carrying "LIFE INSURANCE" In other words, it looks like VMF is getting folks to pay for home owners... OR..if carry your own policy...the money in the monthly payment for loan is turned to "Life Ins.".... However, if one is paying "their (vmf) assigned homeowners ins...extremely high" than VMF is choosing to get the victim to pay "high" insurance for "you guess it"....life insurance. Victims are told to add $130. more to their monthly payment. That sounds like high life insurance...if per chance I have figured things right.

I am really upset with how VMF and other financial groups have treated folks trying to live right and make a comfortable living Nationwide. And there is NO COMPASSION, NO CONSIDERATION, NO WILLINGNESS TO USE HONEST ETHICS AND FAIRNESS. Like I was told once when we were dealing with illness....I had stated at their rudeness, "are you looking for my husband to have a relapse?" to which they stated---"What we are looking for is our money!!!!!". I stated that I would be sending business check shortly...when they wanted me to use Western Union. It was stated then.."How dare you talk that way to lien holder". I proceeded to hang up.

These types of businesses are not out to help folks but to satisfy their greed, etc.

I do wish you and yours the very best. Do as much paperwork searching as you can..ASK VMF through the email of their web site....it's after pushing the "contact us" button...use the "email contact"...then copy it and all of your papers. Ask them for copies of your papers, even if you have them already..there may be something changed or added that should not be there. If you are in Irac...just don't worry about it. Prayers are going up to God for all of you! Take Care!!!
