On May 10th, 2021, I purchased my home with Century Communities in Harmony community, Aurora, and I am still experiencing issues to include fire and electrical safety concerns.

I have spent approximately $600 for two different home inspectors, and HVAC, and plumbing experts to inspect my home. While some of these issues were addressed and some still are not, the continuous cycle of conflict with working with Century Communities warranty department to fix the issues has led me to filing this complaint.

Century Communities warranty does not make it simple or fair to fix concerns brought to their attention. Too many times the warranty department either finds an excuse why an issue does not need to be fixed, is not knowledgeable enough to recognize the issue, and or finds an invalid reason for why many installations on the home were done incorrectly. With these issues, I have also had to take off many workdays to be present for the countless repairs that were often done poorly or not incompletely resulting in multiple visits by contractors and vendors.

Overall, as a military member and a first-time homeowner, I felt taken advantage of. Century Communities has cut as many corners as they can when building my home, which resulted in the costly and serious maintenance problems that costs my time, energy, and money. The company’s reputation is visible through the type of contractors they hire, their associated businesses, the outcome of their products, and how they manage their customers concerns.

In addition to my google review a year ago found under Century Communities- Harmony, here are some other issues I’ve experienced within the past year.

1.      Air conditioning:

After hiring a HVAC inspector, he noted that refrigerate levels are severely low. The AC is only getting a 2.5 sc and a 10-degree temp split which affects the overall performance of the unit and its lifetime. The HVAC inspector indicated that the unit was not charged appropriately to being with, hence causing the issue. Century Communities refused to have their HVAC company fixed the problem with the justification that refrigerant needs to be replace yearly and it is low due to the use of the AC. The warranty representative even went as far as saying he replaces his house’s refrigerant yearly and this is something I need to do regularly. This is blatantly incorrect. Refrigerant are supposed to last the lifetime of the unit. It would be approximately $9,000 to replace the entire air condition unit which is bound to occur sooner than later to with its current performance. This issue still is not fix. 

2.      Circuit breaker issues:

Throughout the year, my circuit breaker has trip multiple times during usage of the HVAC system. I mentioned this concern and was told this is common and not a pressing issue. Eventually, I hired a home inspector who determined that circuit breakers with incorrect amperage were installed in the electric panel and on the Air conditioning switch. Only then did Century Communities agreed to have an electrician fix the issue. Additionally, the circuit breaker labelling in the electrical panel is incorrect which is a safety issue when installing fans and lights in the home since the corresponding circuit breaker switches do not match the respected rooms. This issue is still is not fix.

3.      Plumbing issues

a.      There were over seven gallons of water when I first inspected the home after purchase. After pumping out the water Century Communities contractors left the vapor barrier open leaving the possibility of molding and potential exposure to radon. It took the contractors several visit and a year later to secure the vapor wrap. Century Communities does not provide radon testing, and should the property have radon they will not provide a mitigation system.

b.      The extension tank in the boiler room was leaking for a year causing corrosion.

c.      The backflow was leaking for a year.

d.      The backflow had a separate emergency leak where the city of aurora notified me of 2800 gallons of water expelling at a rapid rate. Century Communities warrant representative inspected the home while I was not present and determine there was no caused to the leak and that they are not responsible. I paid approximately $300 to compensate for the gallons of water loss.

e.      The dishwasher pipes was installed incorrectly to where the water was overflowing under the sink.

4.      Cracked garage door

a.      Garage doors came without door openers. Century Communities did not disclose that using a different company other than the company that installed the door would void the door warranty. This coerces homeowners to hire the garage door installation company with their determined cost to install garage door openers. I used a different company to install the door openers. Moreover, one of the garage doors was missing a metal strut that protects the integrity of the door. Within a year the door was cracked and could not be fixed per the warranty guidelines. It cost $107 to install a strut as a temporary solution. It could cost approximately $600 to replace the cracked section of the door which I cannot afford now.

5.      Missing Drywall

a.      In the boiler room, behind the air duct is missing dry wall, other areas in the boiler room have loose dry wall to where the companied hired to provide fire sealant in between floors was unable to install fire sealant. Additionally, there were no fire sealant in the required areas in the boiler room as needed per safety regulations.
