As an elderly individual I feel compelled to speak out against the deception and exploitation I have faced at the hands of Golex Properties, LLC 150 E. Palmetto Park Rd.Ste. 201. Boca Raton, Fl 33432. This experience not only caused me financial distress, but has also left me feeling vulnerable and taken advantage of because of my age. I feel betrayed, disheartened, abused defrauded and angry, that my age was used against me in this way.
On November 25, 2024 Kevin from Golex Properties LLC contacted me on purchasing my property condo (802 W Windward way PH 2, Lantana, Fl 33462 ).
On Dec 9, 2024 Jacquelyn Chavez-Monsalve
jacquelyn@palladiuminvestments.com made me an offer at a price significantly lower than I expected. $195,000. The property valve is approximately $245,000.
I really needed to sell the property, so I accepted the offer and signed all the necessary documents to finalized and close the sale on January 9, 2025. An inspector named Adrian ( who claimed to be the owner of Golex) visited my condo. He spoke to both myself and my friend and was very complimentary about the property. I disclosed all the HOA fees and Adrian seem to understand my situation and even encouraged me to leave behind anything I didn't want.
However, the evening before the closing, Adrian (who said he owned the company) from Golex called me and reversed his position and presented an absurdly low offer. I feel that this was their intent all along. I stayed in close contact and signed all necessary forms sent to me and because of this I was unable to list it with any other company. They told me it was a solid offer. They had plenty of time to let me know they were not going to honor their offer but instead waited till the night before the closing to devastate me by refusing to close and making me such an absurd offer of $160,000.
As a 73 year old,taking care of my 94 year old mother, I feel that I was taken advantage of during this process. I lost two months during which I could've listed my property and I can't shake the feeling that my age maybe made me a target in the situation.
As an elderly individual, I feel compelled to speak out against the deception and exploitation I have faced at the hands of Golex LLC. This experience not only caused me financial distress, but has also left me feeling vulnerable and taken advantage of because of my age. I feel betrayed, disheartened, and angry, that my age was used against me in this way. I urge you to hold this company accountable for its deceptive practice.
Also now that he has refused to purchase and clear the property out, I am in financial distress because I now have to return to the property and remove items he told me he would attend to and prepare property suitable to put on the market.
He should be held accountable for the damages and expenses I am now occurring.
I have asked for the monies in escrow to no avail.

First and foremost, I would like to apologize for the inconvenience this has caused. But the full story isn’t being told, and I want to take a moment to state my side and reason for cancelling the contract.
My name is Adrian Rodriguez, I am the owner of Golex Properties, LLC. I personally met with this seller, she was very nice and showed me the unit along with all the amenities the community includes.
The truth is we were completely misled about the monthly homeowner’s association dues and were never told there was a capital contribution fee to purchase the property. It wasn’t until the 27th when I asked if there was a capital contribution fee after receiving the HOA estoppel that the seller finally admitted there was. Everyone on my team works diligently and carefully towards providing the best service possible, but we cannot be lied and deceived in false information about a property and then expect to close when the information changes prior to closing.
I had every intent in purchasing and closing on this condo. We invested in costs I will never get back for title and lien searches, along with the HOA estoppel and HOA application fee. It wasn’t until we received the HOA estoppel that we learned that not only are the monthly HOA dues substantially more than what was disclosed to us, there is a capital contribution fee to purchase in this community. Unfortunately, that was a deal killer for us as we purchase these properties and hold them as rentals. These additional costs affect our proforma for a return on investment.
We pride ourselves on good customer service and working honestly and fairly. We purchase over 300 homes per year in the state of Florida and have hundreds of 5-star reviews from homeowners who have trusted us to purchase their properties. We have zero tolerance for taking advantage of the elderly and have never once in over 10 years of being business been accused of such a thing. Everyone on our team undergoes extensive training and is a licensed real estate agent.
After informing the seller that we cannot move forward with the purchase, I even offered to list her home on the MLS free of charge because I knew selling this property was very important to her. That is when she began threatening me that she would go online and discredit our reputation that we have worked years to develop.
