Adrian Rodriguez, the owner of Golex Properties, LLC/Palladium Investments, Inc., with the help of his accomplices Jacquelyn Chavez, Christopher Guillini & Joshua Bloom, engaged in fraudulent & exploitative business practices to lure me into signing an $82,500 'As Is' purchase and sale agreement on May 23, 2025. This agreement pertains to my house and the 2.35 acres it sits on at 1412 GA Highway 23 North, Millen, GA. In the purchase and sale agreement and related documents that Mr. Rodriguez and I signed, the law firm of McLain & Merritt, located in Atlanta, GA, was falsely listed as the closing attorney and escrow agent. On June 5th and 6th, Jacquelyn sent emails to see if someone could meet with Golex's contractor the following week so that the contractor could take measurements for renovation purposes. On the 7th, the due diligence timeframe expired. On June 9, Jacquelyn sent me emails and documents to sign, seeking to terminate the original contract. I didn't sign the documents. In this June 9th email, Jacquelyn attempted to renegotiate a new contract for $17,500.00 less. She falsely claimed that the revised offer was made because Golex offer was made with the understanding that it included the 18 acres of land surrounding my house, but she discovered I only had the rights to 10.5 acres surrounding the house. I believe this bait-and-switch offer was Golex Properties' long-term intention from the start, as the original contract, dated May 23, 2025, was specifically for the home and the 2.35 acres of land that directly convey with it. This agreement wasn't contingent upon my selling the 18.5 acres surrounding the house. On June 11, Jacquelyn Chavez sent me an unusual email in which she referenced a non-existent telephone conversation that we supposedly had on June 10. My cellphone records contradict this clever scheme by Golex Properties and Jacquelyn Chavez.
After receiving this email, on June 12, I submitted a letter via email to McLain and Merritt, PC, demanding the release of the $5,000.00 earnest money that, according to the documents Mr. Rodriguez and I had signed, Golex Properties had deposited with this law firm. However, on June 12, the law firm's Kevin Warren (ph. 770-200-7000) exposed Golex's illegal activities. During our phone call, I was informed by Mr. Warren that their law firm had NEVER received any contract or earnest money from Mr. Rodriguez's company and that I had likely been the victim of a scam ('ghosted'). In an email I received later that same day, Mrs. Jennifer Royal (ph. 404-365-4501) also confirmed that Golex had falsified the contract that Rodriguez and I had me sign.
The original May 23 agreement was supposed to close on June 13. On June 13, Mr. Rodriguez contradicted Jacquelyn Chavez by falsely stating that the house was in such bad condition that they couldn't pay the original offer (of $82,500.00) but would be willing to proceed with the purchase for the reduced offer of $65,000.00. Rodriguez also lied about several other factual matters, stating that the reason his company had not deposited the $5,000.00 in escrow after we signed the original agreement on May 23, 2025, was that the due diligence deadline hadn't expired. Mr. Rodriquez also claimed that on June 9, his company had extended the due diligence period; therefore, I wasn't entitled to the earnest money for liquidated damages, as the contract clearly states that it will occur if the buyer defaults. Another ploy by Golex Properties and its owner, Adrian Rodriguez, involved sending me a document to sign that gave the illusion of authorizing McLain & Merritt, PC, to return the 'non-existent' $5,000.00 in escrow money to Golex Properties, LLC.
