You would think that with all of the bad press surrounding the mortgage industry, a company might restructure to become more ethical. After working at Ameriquest, (opps I mean Arbor Mortgage, hard to tell the difference) for only a few months I new Arbor was only interested in one thing, making as much money as fast as possible (for the owners), with a "do whatever it takes" philosophy to accomplish this goal. Now most business owners would ask, isn't that the idea? Yes making money is important; However when you lie, cheat and ripoff those whom you are suppose to be helping, it does matter. I think if you asked all of the people Arbor was suppose to be helping, if they feel their in a better place financially after Arbor worked their magic, 7 out of 10 would say NO I AM NOT!(i can't say 10 out of 10 because the others dont even know what a mortgage is, even after getting one). Why would they say this after saving hundreds a month according to Arbor, and even after they rolled all of their small debts in to one big debt. One very important part of mortgage financing is knowing exactly what your doing and why the loan officer is doing it. Arbor does not want you to know the facts. They might say "who cares what your rate is I'm saving you 300. 00 a month and lowering the rate on all your credit card debts." or when you ask why your fees are so high "we charge what we are worth, no other company has the programs and knowledge that we do." If you think Arbor is the only mortgage company that has special programs, that no other company has access to, you are a FOOL. This is were Arbor really excels; for starters Arbor does not train their loan officers (those are the people whom you trust with your largest asset). Secondly Arbor knows that most consumers have zero knowledge of mortgages or what is the best for them. So when you have an LO who's untrained and a consumer who is untrained, it becomes a recipe for disaster, but only for the consumer. Don't be fooled by the pitch "we are the biggest mortgage company in the state" it's all BS. Why do you think Arbor's web site is so un-informative and give's no real info, because they want you to call one of their highly trained specialists, so they can rip you off! Arbor does have a few employees who are decent people, so only 97% of Arbor is a scam. Lastly for all of the employees who still work at Arbor, it must feel good to know you rip good people off every day, and worst of all that you are being lied to every day by managment. Don't let the rah rah speeches fool you, Arbor is hurting and until they change their screw the consumer business plan they will eventually fail, well the owners will have fat pockets thanks to you, but you'll be looking for a new job.
