Jeremy Frombach is the epitome of a scofflaw.  He is also going by Jeremy Lynn in an apparent attempt to avoid his past indiscretions being discovered.  This is the name he used with me.

I sublet some extra space I had to Jeremy. He wished to use it to operate his motorcycle refurbishing business which it seems has also gained him some infamy on this site.

I should have known I was in for terrible trouble when he was two weeks late paying his very first month’s rent.  Over the course of following six months he generated several complaints from the property management company and they asked me to ask him to leave which I did via a formal letter. Our agreement was month to month with a 30 day notice to vacate, so I thought this would be the end of the matter.  However, this individual has a different interpretation of what a signed agreement means.

After a couple of months of his stories he stopped paying rent altogether professing he did not have the money to pay me nor the money to move, so his ONLY choice was to stay, for free.

Long story short, Jeremy proceeded to squat in the unit for four months while I pursued legally having him evicted.  Meanwhile he continued to operate his business, happy as lark.

In hindsight I believe Jeremy was playing the system he knows so well the whole time, for I did finally get the writ of possession approved and the sheriff posted the 5-day notice to vacate on May 30th and, miraculously, Jeremy produced a moving truck and was out in a couple of days. To where, I don't know.  He spoke of possibly a place in Torrance and I also heard he might have found some place in Orange County to move to.  I’m now out about $2500-3000 in back rent and legal expenses, and I have little hope of being able to collect, but I consider it a win because he is gone.

I can’t speak to what else he is accused of, but it doesn’t surprise me.  My intent in posting now is to hopefully warn anyone in the future who might be considering letting him rent space to walk away, otherwise, you will be sorry.  Don’t make the mistakes that I certainly did.  The law is not going to do anything about this person.  He resides in a small, dark crevice where law enforcement is not inclined to bother because it is not worth the trouble, and so he will continue unless no one is fooled anymore.
