This was the seventh home that I put an offer on in Vegas. There are so many sellers in Vegas who are unprofessional, however, Maxim Properties takes the award for being the most unprofessional.
Unfortunately, I entered into an agreement with Maxim Properties to purchase a home that they were flipping. I had a due diligence period of 10 days and my inspection was completed within 3 business days. There were 34 items that needed to be repaired (several of them from their own staff who got stains on the new carpeting, caulk smears on new tile, dirty door tracks, etc.), 5 of which were Nevada code violations, 6 were electric related and the central air unit did not blow cold air... much needed if you are living in the desert. They balked at reparing the items until after the appraisal came back from my financial institution.
They ignored the schedulers calls who was trying to schedule the required appraisal until I escalated with my real estate agent. Clearly they were trying to push past the due diligence period so they could swipe my EMD. They were forced to extend the due diligence period because they got caught.
Maxim knowingly overpriced the home as the comps in the neighborhood and surrounding neighborhoods were not even close to their asking price. They are in the business so they knew what they were doing. The appraisal came back $24,000 under their sale price and they had the audacity to ask me to meet them half way and continue with the purchase. No idiot would enter into a home sale upside down on a loan.
I canceled the contract due to the appraisal coming in very short of the sale price.
I have a tight timeline to move because of my employment agreement and Maxim made my situation considerably more stressful and they cost me a considerable amount of money.
The real estate boards need to seriously consider situations like this and what should be owed to the buyer when the seller knowingly pulls a buyer into a false purchase situation.
Their agent Jesus was a desk jockey who did not follow up with my agent several times and my agent had to continue to reach out to him.
Lesson learned.... only deal with individual sellers in Vegas and not companies who cheapen the home buying experience and the value of the homes.
