Question, I recently received a bid/offer to purchase some mineral rights I own in East Texas. The company is called San Saba Royalty company. It recently mailed me a
unsolicted conditional draft for a fairly large amount.

It seem to be an overly generous amount for the leases. There are 4 or 5 producing gas wells on the property.

In checking around I have heard that this is a comon "trolling" approach. To get you all excited on the generous offer and then to reduce the offer
substancially when they investigate further citing different factors that would reduce the value.

If anyone has heard of this company or knows of this type of a solication offer, I would appreciate your comments. Thank you!

Dear “ftbendbill”:

Most Texas mineral deeds do not recite the actual sales price. They simply recite "for Ten Dollars ($10.00) and other good and valuable consideration cash in hand paid by” or something very similar.  This is done because people don't want others to know directly how much they paid or received for a given property. The actual sales price is agreed upon, and paid upon signing and delivery of the deed.

If San Saba Royalty Company (SSRC) had been conducting business in the manner suggested by commenter then you would find many lawsuits with SSRC as a defendant.  We have NEVER been sued for fraud by any seller or potential seller.

SSRC has now purchased over 5000 interests totaling well over $500,000,000.  We provide a valuable service by offering liquidity to mineral owners wanting to monetize their interests.

I welcome any potential sellers with concerns to call me at 214-466-6684.  This includes the commenter “ftbendbill”.

Sincerely,

Everett Coon, Manager/Owner

I also received an off fron San Saba. I was excited about the offer until I read the contract to be signed in front of a notary and saw the acyual offer was for Ten Dollars ($10) and other good and valuable consideration, cash in hand paid by San Saba Royalty ...... So your're actually selling your intrests for $10.00. The check you deposited with your bank can be withdrawn at anytime for any reason  by San Saba.

As I mentioned in my last rebuttal we have purchased about 2000 interests totaling $200,000,000 over the last 10 years.   If San Saba Royalty Company (SSRC) had been conducting business in the manner suggested by Prestidigitator then you would find many lawsuits with SSRC listed as the defendant.

San Saba Royalty Company has never been sued.  Please check with your attorney or online.

Response to Prestidigitator

Hello Prestidigitator:

Please see my previous response.  If you like our "pie-in-the-sky offers" then we will buy it if you own it. It is not a scam.

We have bought about 2000 interests totaling $200,000,000.  This does not happen by scamming potential sellers. If you have any proof of your libelous comments about our company please present it.

I welcome any potential sellers with concerns to call me at 214-466-6684.

If you have an offer from us and would like to sell, please call us. The offers are legitimate.

Sincerely,
Everett Coon, Partner

It IS a scam!

Sorry; I get pie-in-the-sky offers from San Saba Royalty all the time, and in fact it IS a scam bait-and-switch. In the last number of years, they've started including a Draft with the proposal letter with an extra large $$$ on it that is awfully enticing looking. Here's the rub:

The Draft states "With Right to Re-Draft" or "With Privilege of Re-Draft" or similar verbiage. And that's a big problem.

You sign over your rights when you endorse and deposit the draft. Then the outfit comes back and says something like, "Well we've reappraised the tracts and we don't think it's worth nearly that much so here's $X00 (very likely a MUCH smaller dollar number). At that point you have NO recourse -- you've already signed over your interest!

I get lots of letters from outfits wanting to buy mineral rights, and have for years (just today one from Triple Crown Acquisitions with the same scheme). They count on the desperate. The dollar values are ordinarily based on the County appraisal values for the unit on the tax rolls; they're rarely based on some kind of "insider information." This new twist of including an enticing-looking Draft (that looks all official and like an actual check) with a pie-in-the-sky dollar number on it, is a new scam! Don't fall for it.

I will say that there is an outside chance that these royalty-acquisition folks know something we don't, but if that's the case then it's invariably worth much more than they would be offering on a first attempt, you can be guaranteed. But it's much more likely a bait-and switch scheme.

If you happen to be interested in selling some of your mineral interest, make sure the outfit is willing to do a simple in-person closing and give you a real check *simultaneous* with you signing a mineral rights conveyance document. Invariably, they won't want to do that.

Yes, the offer is legit

AUTHOR: Eastex - (U.S.A.)

San Saba Royalty Company is one of the largest mineral/royalty buyers in East Texas. All our offers are legitimate and, as you can read from the report, very generous.

We have never used a trolling approach or even heard of that technique until reading this report. In the last five years we have completed over 800 individual transactions totaling just under $100 million dollars. We provide a valuable service by offering liquidity to owners wanting to monetize their mineral assets.

Our offers contain our phone number and we encourage those that we solicit to call with any concerns or questions that they may have.
