Question, I recently received a bid/offer to purchase some mineral rights I own in East Texas. The company is called San Saba Royalty company. It recently mailed me a
unsolicted conditional draft for a fairly large amount.
It seem to be an overly generous amount for the leases. There are 4 or 5 producing gas wells on the property.
In checking around I have heard that this is a comon "trolling" approach. To get you all excited on the generous offer and then to reduce the offer
substancially when they investigate further citing different factors that would reduce the value.
If anyone has heard of this company or knows of this type of a solication offer, I would appreciate your comments. Thank you!

Dear “ftbendbill”:
Most Texas mineral deeds do not recite the actual sales price. They simply recite "for Ten Dollars ($10.00) and other good and valuable consideration cash in hand paid by” or something very similar. This is done because people don't want others to know directly how much they paid or received for a given property. The actual sales price is agreed upon, and paid upon signing and delivery of the deed.
If San Saba Royalty Company (SSRC) had been conducting business in the manner suggested by commenter then you would find many lawsuits with SSRC as a defendant. We have NEVER been sued for fraud by any seller or potential seller.
SSRC has now purchased over 5000 interests totaling well over $500,000,000. We provide a valuable service by offering liquidity to mineral owners wanting to monetize their interests.

You sent me an offer but when I read the Mineral and Royalty Conveyance the actual sell price was for $10.00.
As far as lawsuits once the contract is signed and filed by you in the county court house your vict... er customers have NO grounds for a law suit.

I also received an off fron San Saba. I was excited about the offer until I read the contract to be signed in front of a notary and saw the acyual offer was for Ten Dollars ($10) and other good and valuable consideration, cash in hand paid by San Saba Royalty ...... So your're actually selling your intrests for $10.00. The check you deposited with your bank can be withdrawn at anytime for any reason by San Saba.

As I mentioned in my last rebuttal we have purchased about 2000 interests totaling $200,000,000 over the last 10 years. If San Saba Royalty Company (SSRC) had been conducting business in the manner suggested by Prestidigitator then you would find many lawsuits with SSRC listed as the defendant.
San Saba Royalty Company has never been sued. Please check with your attorney or online.

Please see my previous response. If you like our "pie-in-the-sky offers" then we will buy it if you own it. It is not a scam.

Sorry; I get pie-in-the-sky offers from San Saba Royalty all the time, and in fact it IS a scam bait-and-switch. In the last number of years, they've started including a Draft with the proposal letter with an extra large $$$ on it that is awfully enticing looking. Here's the rub:
