If you are reading this before you do business with AWB, it's your lucky day !!! This is by far the worst investment you could ever possibly make !!! You would be better off to simply light your hundred dollar bills on fire !!!

In my opinion, they are the most dishonest people and company that I have EVER done business with. The properties that they sell are absolute POS. Peter Aquart is nothing but a snake oil salesman. Dan Witherington is good while you're purchasing the property, and then disappears totally.

They didn't transfer our title on one of the (2) properties that we purchased until (1) year later. We lost $ 19,000 on our (2) houses over (3) years AND it was the most hassle filled investment of all time. Don't believe one word that anyone from AWB tells you.

When they say that a property is "Rehabbed", don't believe it for a second. The homes are basically falling down, and you wouldn't live in one for even (1) night !!! Remember $ 50,000 homes attract $ 50,000 tenants.

We had to evict one tenant who skipped out on $ 6,000 rent. Another tenant trashed the house, and cost us $ 2,000 in repair bills. The ROI number that they give you is a complete fabrication. The AWB salesman, Dan Witherington said that if we were ever unhappy with our property, that they would buy them back from us, When we wanted to exercise that option, Peter Aquart said that Dan never said that to us.

Aquart totally denied that option and would never again return E-Mails or telephone calls. AWB might also put you in touch with Specialized IRA Services, in order to set up an IRA that would allow you to purchase the real estate inside of your IRA. Again RUN DON'T WALK away from Specialized. In my opinion they are in bed with AWB, and part of the overall scam.

They charge random fees and once a year charge whatever Annual Fee they feel like charging. When we went to sell the (2) properties, we had to have them vacant for one and half years. Costing us approximately $ 1,500 per month in carrying costs, while we were up against (30) other POS in the same price range.

I would get E-Mails from the management company at least twice a month with things that we had to spend money on. If all of that doesn't convince you to NEVER do business with AWB and Specialized IRA Services, than you must not only be tired of your money, you must want a few years of total hassle, while you lose your money !!!
