Beach Front Property Management demonstrated a complete disregard for tenant safety, rights, and communication standards throughout their time managing my property at ___________, Los Angeles, CA.

I reported multiple serious safety hazards that were ignored for months. Beach Front removed an existing backyard fence that had previously protected the property from intruders. This removal, combined with the destruction of thick bougainvillea plants that acted as a natural barrier, left my backyard completely exposed with no security — and no warning or notice was ever provided.

Separately, the perimeter fence surrounding the front duplex was dangerously low along the driveway, far lower than along the sidewalk. This posed a severe risk because the neighbor’s aggressive dog (which was frequently loose) could easily lunge over the fence. The dog had previously lunged at me, and exiting my vehicle became a safety hazard. Despite the fence being less than four feet tall, and despite me repeatedly submitting maintenance requests and warning of the danger (which even resulted in County-level noise complaints being acknowledged), Beach Front repeatedly refused to act.

When I expressed my concerns directly to the property manager Kira, I was told dismissively, "Anyone can jump over a fence, Damian," effectively mocking my fear and minimizing the reality of the danger. Instead of addressing legitimate threats to my safety, Beach Front chose to belittle and gaslight me.

Beach Front initiated a full roof replacement without providing any notice to tenants. I was woken at 7:00 AM by construction crews ripping apart the roof, scattering nails and debris all over the property, and knocking out my internet access. When I urgently contacted management for help, I received only a casual, "My bad," with no plan to correct the disruption or compensate for the damages.

Maintenance issues — including reports of gas smells inside the property — were repeatedly closed without any resolution. I also raised concerns about the lack of a properly visible address, which posed risks for emergency services and deliveries, but Beach Front never corrected it.

In addition, they cut down large trees on the property without warning, eliminating vital shade and causing predictable flooding during rainstorms. Their own negligence forced them to install costly emergency drainage, which could have been avoided if they had simply listened to tenants.

Beach Front Property Management also disabled my online rent payment portal without warning, forcing cash-only rent payments — a direct violation of California Civil Code §1947.3, which mandates landlords provide a non-cash rent option.

Compounding the situation, I was subjected to inappropriate and homophobic remarks from a member of their staff, Shirley. When I sought to raise these concerns and cited multiple code violations in detailed emails to their management team (including Regional Manager Maria), those emails were met with complete silence. Not one was responded to. No corrective actions were taken. It was clear that Beach Front’s strategy was to stonewall, dismiss, and emotionally exhaust tenants into giving up.

The combination of being gaslit, ignored, endangered, and subjected to discrimination made the experience maddening and mentally exhausting. I was made to feel insane for advocating for basic, lawful safety standards — something that should have been their minimum duty as property managers.

Beach Front Property Management operated with consistent negligence, gaslighting, discrimination, and a complete lack of accountability. I strongly caution anyone — tenants, property owners, or investors — from engaging with this company based on my firsthand experience.
