We currently have a civil action case in Clayton County State Court. 

In 2017, my family leased a commercial property in Jonesboro, GA from Big V Properties / BVC Crossroads South, LLC. What followed was an unlawful lockout and conversion of our business and personal property — actions that directly violated Georgia landlord-tenant law and the lease agreement.

What Happened

  • Without filing a dispossessory action in court or obtaining judicial authorization, the landlord changed the locks and denied us access.

  • They went inside and took control of our business assets (including fixtures, equipment, and personal belongings).

  • They refused to return our security deposit, which is a violation of O.C.G.A. § 44-7-30.

  • They disrupted our business operations, causing significant loss of revenue, and even denied my co-plaintiff (Dennis Jones, III) the ability to receive his earned salary.

Why It Was Illegal

Georgia law requires landlords to follow due process before evicting tenants. That means filing a dispossessory action and obtaining a court order. Instead, Big V Properties used self-help eviction tactics — which are unlawful in Georgia.

The lease also required notice and an opportunity to cure before any termination. Big V Properties ignored this and acted as if they could bypass the contract entirely.

Impact on Us

  • Loss of thousands of dollars in business and personal property.

  • Complete interruption of our company’s operations.

  • Financial hardship from stolen property, lost revenue, and denied salary.

  • Severe emotional stress caused by the unlawful conduct.

Final Warning

If you are considering leasing from Big V Properties, BVC Crossroads South, LLC, or Big V Group, please know that in our experience, they:

  • Do not follow Georgia landlord-tenant law,

  • Engage in self-help eviction, and

  • Refuse to return deposits or honor lease obligations.

 

Our experience was one of trespass, theft by conversion, and breach of contract, and we strongly urge others to avoid doing business with this landlord.
