I got ripped off by a company selling land. Here is my report. I am making a case to the bank to refund monies taken by this company which has been terminated by the Illinois secretary of state. Please rephrase the following submission to the bank and make it persuasive. I purchased land from this company and paid $2500+ to them before I realized through a search that the name on the contract was different from what is on the actual deed and state info. They operate under many different names and LLCs (As told by their owner) This is what shady businesses do to avoid litigation or lawsuits. The property doesn't have their name on it and they do not have the name of the actual property owner in the contract either.

I am convinced that the reviews here are paid. here is why? they sent an email after my purchase and offered me a $50 gift card to post a review. I did post the review with pictures. Right after, they started giving me excuses every time I made monthly payments and asked about the whereabouts of my $50 gift card. It's been 2yrs since and it never showed. Most people will forget it but it does speak to the ethics of the company.

Another thing I noticed about them. when they need your money, they will call repeatedly and incessantly sometimes even masking their number to get to you but when you have questions concerning the property, good luck! I have decided to terminate this contract because I'm not sure what the end goal will look like. I'm attaching pictures of calls I've made back to them and I am always put on hold for 20 to 30 minutes then it will ask me to leave a message. Further checks revealed the company is in a terminated status.

The owner responded to my Facebook review saying the company uses the alias DL INVESTMENTS LLC but further also revealed that the alias didn't exist either. They company has been terminated twice under different names in Chicago so obviously something is not right.  Stay vigilant

Oh and also, they will keep giving you a wrong balance which will keep you paying longer than you should.

Amateur night's effort

AUTHOR: Esther - (United States)

POSTED: Wednesday, March 27, 2024

Interesting! For someone who doesn't work for them, you sure put in the effort to respond strongly.  Are you trying to shame me? Good luck with that! Or do you guys thrive on the fact that people don't do their checks so you can rip them off? Your submission gave you away. Don't worry, I have already gotten somewhere with legal proceedings. Let the law speak and I will hold my peace. Now please find something to do with your idle hands and time

What has this got to do with my submission?

If you are going to give a rebuttal about discount lots and you don't work for them don't! This has no bearing on the issue. What I did and did not do is none of your business and I will not waste time responding to anything directly related to this issue.

For something that you have no interest in, it seems suspect that you took all this time just to come at me for not doing due diligence. LOL

You sure have a lot of time on your hands. Do you go around the internet telling people what they should do and not do? SMH!

Amateur Night!

AUTHOR: Irv - (United States)

POSTED: Wednesday, March 27, 2024

Several OBVIOUS questions are in order and it appears just as OBVIOUS what the answers are! Did you have YOUR OWN ATTORNEY review this deal and perform a title search? APPARENTLY NO! Did you have a surveyor YOU PROVIDED to survey the lot and provide you with a SURVEY CERTIFIED TO YOU? APPARENTLY NO! When you are buying land, it is NOT amateur night! How many papers did you sign? Did you READ AND UNDERSTAND everything you were agreeing to? How do you know this land even belonged to them? How do you know the lot lines were correct? How do you know what the zoning is and if there are any open applications to modify zoning there? How do you know what easements are in existence? How do you know if there are any encroachments, perpetual or otherwise? The answers to those questions, which are 100% important so that you don't get ripped off are why you use professionals like an attorney and surveyor to oversee this deal and provide information to advise you. If you would have done that, you wouldn't be here now, would you? You are floundering around in areas of which you have no knowledge. If you had the required knowledge, you would have very clearly seen the need for the professionals mentioned. Go ahead and get mad! Let me save you the effort, I'll tell you ahead of time, I don't work for "them"!
