On 12-6-24 we contacted 2-10 Home Warranty as we had new plumbing issues that arose in our home as we were preparing for a renovation. We had negotiated a home warranty in the purchase of our home and 2-10 was that warranty provider. For the renovation we needed to take all appliances and cabinets out of the house as new flooring was being installed in 3 days from the time we removed the appliances..

Upon removing the refrigerator, washing machine, and dishwasher, plumbing for those 3 devices began leaking. I contacted 2-10 Home Warranty for service and they contacted one of their plumbers they contract for work. That plumber was Michael Kemmish from Eco Plumbing, LLC. We contacted 2-10 between 8AM and 9AM on Friday 12-6-24 and Michael called us back within 90 minutes to see about scheduling a service call. First, he said that he was booked for 2 weeks and could not make it until that time. I told Michael that we could not wait 2 weeks as we had flooring contractors starting in 3 days that needed water for mixing mortar for tile and restroom access. Michael said he would try to reschedule others and would call back. Later that day he called back and said he could get to us in in 6 days.

Again, I told him that was not an option as we had tile contractors on the coming Monday after the weekend and asked if we could get another plumber. He said he would again work on his schedule and call me back. He called back the 3rd time and said he could come that night between 6-8 PM but that it would be an after hours call. I said that if the warranty company is fine with that then it was OK with me as I had called them for service between 8AM and 9AM, and it was not me that was causing an after hours situation as I had waited the entire day for a plumber to be dispatched. Aside from that I did not want to be with a plumber until 10 PM as I had called for service approximately 14 hours earlier. Michael, came out that night for 2.5 hours and adequately fixed the plumbing at approximately 8PM finishing at approximately 10:15 PM. On Monday he said that the warranty company refused to pay for service. I called them and was told that Michael said that we did not even pay for the warranty, and that the plumbing issue was pre-existing and they denied our claim.

That was strait from the rep at 2-10 that I talked to. No idea why he felt the need to make that statement about who paid for the warranty but he later confirmed he said it. Michael is the warranty company plumber contractor and gets the claim denied, then charges us over $600 an hour plus parts. Yes, I said $600 an hour. There is a definitive conflict of interest for Michael of Eco Plumbing to be hired out by 2-10 Home Warranty and then make statements to them that got our claim denied according to the rep at 2-10. I am sure that helps him to keep getting referral business by the warranty company. However, it screws over the homeowner who has a warranty that is denied, and then charges them more than $600 an hour including the time he spent going to Home Depot for parts that he should have already had with him as I told him exactly what was wrong and would be needed for the repair. I told Michael how incredibly unfair his business practices were. I then cancelled my home warranty because if they were just going to deny claims after sending out their contractor then the warranty was worthless. I then told Michael that I would pay him the remaining value of the home warranty which was $699 and had already paid him a $90 service fee making his payment for 2 hours 15 minutes $789 and rounded to $800.

He debated with me for days over and over. In the interest of coming to an incredibly fair solution for Eco Plumbing and Michael I offered another $200 making it an even $1,000 for his 2.25 hours of work with approximately $50 in parts purchased. That was $422 an hour which I think is still highway robbery but I was trying to move on. Michael still refused and wanted to carry on endless debate. Then, Michael sends out registered mail made out to my wife who was not the person that contacted the warranty company, that was me. Then followed by a,” 20 Day Preliminary Notice,” threatening putting a Mechanics Lean on our property. My wife being the one that he named even though I was the one that filed the claim does not have the stomach for threats and paid his invoice without discussing with me.. He prayed on her to assert his dominance on a woman that was not part of this matter, as I had initiated the service call personally but when he did not get his way with me prayed on her. As of today, Michael has texted over and over more than a dozen times carrying out threat after threat trying to intimidate us into not revealing his business practices. He has emailed my wife 3 times today alone on 12-27 threatening her and myself with legal actions and trying to pit her against me and frighten her and coerce her into agreeing to his claims. He is trying to prevent me from filing complaints with the Registrar of Contractors or the BBB, or other online review sites which as a consumer I have every right to do. He is even still threatening a Mechanics Lean even though my wife has unfortunately paid him in full and I have his email stating that fact.

For that, I am exercising my right to tell this story as it happened and consumers can decide for themselves if they choose to do business with a practitioner like we experienced. If Eco Plumbing has concerns about the truth being known then maybe they should operate in a way that the truth being told is of no concern by doing right by customers. Michael also made libel claims about me to my wife stating that,”it tends to come down to pride rather than an actual issue.” Also that his rates were not after hours although my wife and I both heard him state that and will testify to that fact, and that my claims are false and harmful. This untruth by Michael is apparent if you just consider his suggestion of coming in 14 days and then calling back stating he could come out in 6 days.

I told him from the beginning that I needed immediate service so that our contractors could complete tile flooring and needed water to mix mortar and bathroom usage. If he could have come out that same day of Friday Dec 6th, why on earth would we be talking about 14 or 6 days later if it was just later that night at the same rate. That makes no sense. Who calls a plumber and can wait 6-14 days. Nobody Michael, you played us. That is our experience with Eco plumbing and Michael Kemmish, their owner. You decide if his behavior and $600 an hour is right for you.
