I would like an investigation into the business practices of HomeRiver Group Virginia Property Management

Without my approval, they completely changed the lease format and started self-signing the leases after the Weichert merger in May 2023. They conveniently added a clause exempting them from any liability. That gave them the license to mismanage the tenant comms, dates and security deposit. And I got sued by the tenant.

 

Background:

It was a mediocre company to begin with, but after the Weichert merger in May ’23, things have gone to hell in a handbasket.

Zero communication, all my phone calls and emails go unanswered. I setup a reminder every morning to contact them and spend at least an hour.

And the responses are evasive and useless.

 

  • I see the same repairs done over and over every month, expect at least $500 which is the allowed amount to be spent every month.
  • The vacancies are at least 3 months, since they take 2 weeks to inspect post move out, another month to cleanup and do minor fixes and then list.
  • They completely changed the lease format and started self-signing the leases after the Weichert merger in May 2023. They did not bother to get a new agreement signed after the Weichert merger.
  • So my lease from March vs July look completely different
  • They conveniently added a clause exempting them from any liability. And that gave them the license to mismanage the tenant relations
  • Which led the tenant to sue me in court since they bungled her deposit, and instead credited the deposit to me
  • Plus they did not have pictures of move-in, and misled me for 4 weeks with pictures taken from 2 months prior. 
  • They fat fingered the lease termination date, and put the 1st instead of the 18th, which gave me no time to respond.
  • Delayed my insurance claims by not responding to the agent
  • And they continue to make false promises to the tenant on things I never agreed to. And provide unsolicited "legal advice”. 
  • On top of this, both my rentals are at least $300 below market

 

When I bring these up for discussion, they either go fully silent. And when I finally get hold of them, the responses are useless.
