Absolutely HORRIBLE – Greedy, Rude, Non-Responsive & Disorganized with Egregious Fees
Judith Brokaw billed me $5,000 for what should have cost $250 to $400. When I challenged her fees, she was slow to respond, defensive, rude, and aggressive instead of professional. Even when she did respond, she failed to provide a proper itemized breakdown of her charges.
She sent a Notice of Default (NOD)—a simple legal notice—and charged $5,000. The standard cost for this service is around $250-$400. A full-blown foreclosure (including posting to the county site and attending a foreclosure auction) typically costs around $2,000—yet she charged more for sending one letter than most attorneys charge for handling an entire foreclosure!
I know these prices well because I have been selling houses on owner finance in Houston, Humble, Beaumont, Orange, Silsbee, Lumberton, Galveston, Livingston, and surrounding areas for over 13 years. I have worked with multiple attorneys over the years and have never paid anywhere near $5,000 for a simple NOD.
It seems clear that she assumed I was unfamiliar with the process and thought she could take advantage of me. The scary part? If I weren’t in this industry, she probably would have gotten away with it.
After consulting multiple attorneys, who all confirmed what I already knew, that her pricing was wildly excessive, I requested a refund. Here’s how that went:
First, she told me: “I can easily account for the $5K fee.”
After I pushed back, she offered only $1,379.32.
I continued pressing her, and she wrote: “Every charge on those billing statements was legitimate, and I have offered you a partial refund.”
I still wasn’t satisfied, and only then did she write: “I will be putting a partial refund in the mail today.”
In the end, she refunded me only $2,092.03—less than 50% of the $4,600 I demanded back. I am still short $2,507.97, and what frustrates me even more is the time I am wasting writing these reviews, filing complaints with the Texas State Bar (SBOT), Houston Bar Association (HBA), BBB, and other agencies. If this isn’t resolved soon, I will take her to court.
More Proof of Greedy Practices: Her Shady Billing Increments
Another red flag is that she bills in quarter-hour increments (15 minutes per task), while most attorneys bill in tenths of an hour (6-minute increments).
For example, if an attorney sends a two-minute email, they should bill 0.1 hours (6 minutes).
Instead, Judith Brokaw rounds it up to 0.25 (15 minutes), leading to significant overcharges.
This unethical practice has been discouraged by many ethics committees and bar associations, as it results in excessive and unfair billing.
Final Advice: AVOID HER AT ALL COSTS!
If you value honesty, transparency, and professionalism, DO NOT hire Judith Brokaw.
