James Cabot and Liberty Funding are putting this company as a lending institution for commercial projects. What the scam is he steers all borrowers to on appraisal company (Appraiser/ Services Placement Advisor -Val-Com Valuations) website https://val-com.com/ then uses another name (Ron DeHavillan and Neil) as front people to claim to perform appraisals from $5k-&8k
James Cabot is the same person on each company.
He then makes excuses why he never closes any loans and tell borrowers if they can’t wait they can use appraisals elsewhere. He eventually disappears and keeps the money. This is classic bait and switch scam. Liberty Lending is lease a virtual office at Newport Beach Business Center ,2901 West Coast Hwy,Suite 200, Newport Beach, CA 92663 but James Cabot is not listed. Please shut this scam down. My clients have lost over $50k with this scam.
